This little Alger Park home is super cute. If you’re not familiar or haven’t Googled “Alger Park neighborhood,” don’t you sweat it because I have.

It’s an East Dallas neighborhood, two miles from White Rock Lake, and it’s even been considered one of the most affordable neighborhoods near the lake. There are two parks and a neighborhood association, and they don’t give a rip what color you paint your front door. (It’s a voluntary association.)

The house itself is adorable with three bedrooms, one bathroom, and a really solid kitchen that’s open to the main living area and dining area. There’s a big ol’ L-shaped granite-topped bar that defines the kitchen and offers plenty of space to eat your Fruity Pebbles.

This Alger Park home is a listing from Compass Real Estate’s Jenni Stolarski, and I love that she calls it blonde brick on the exterior.

The front of the house has a little smattering of landscaping, and the backyard is a blank canvas. There’s a fence to keep it all enclosed, but aside from that it’s all you. I’d turn it into an oasis. Maybe divide it in two, xeriscape part of it and sod or artificial grass the other half. Scour Houzz and Pinterest and find your inspiration then make it happen. That’s the beauty of a blank canvas, right? It’s all you.

I’d go with a horizontal cedar fence too. Fun fact: If you go with steel poles and cement those bad boys in the ground, you’ll only have to swap out the wood in the future.

Stolarski straight up said, “It’s a darling home and it also has a two-car garage which is not so easy to find under $400,000.”

Seriously. And again, the location.

I have to do a rundown of all the other updates like attic insulation, newer windows, and ceiling fans for energy efficiency. Bathroom renovation, hand-scraped hardwoods, new doors, fresh paint, loads of kitchen cabinets, and stainless-steel appliances.

Before I sign off, I want to call out that as I searched the MLS for a weekly showstopper, I noticed there are a lot of price reductions. That may not be the case on this one. I’m familiar with Stolarski’s listings and she pretty much nails it. But what it does say, is if you’re thinking of buying … not a bad time, friends.
