Christmas is Coming Early if You’re The One Who Snags This White Rock Village Flip

The Dallas real estate market did not get the memo this year about the holiday lull in listings because we’re seeing flip after flip hit the market and sail right off of it. Considering the heat that this market is packing, I’m almost certain that this exceptionally well-done flip in White Rock Village will do exactly that — sail off of the market.

First, let’s talk a bit about the neighborhood.

White Rock Village is an area that bounds the popular Lakeland Hills park just southeast of Ferguson Road. It borders Saint Francis Ave. and John West Road, as well as several commercial and multifamily properties just off of Dilido. Home prices in this area of East Dallas have skyrocketed in recent years, with many investors seeing the potential in this area as demand has increased in the nearby neighborhoods of Lakeland Hills and Claremont.

The area features many 1970s-era Spanish-inspired ranches throughout its rolling topography, including today’s featured property. What’s great about these brick homes — besides the fact that they’re just really solidly built — is that they convert well to today’s lifestyles. That’s what struck me about this listing in White Rock Village. This home is everything a buyer wants in a completely move-in-ready package.

Another trend this particular flip shows off — upgrades galore.

Walk through the bright green contemporary front door of this home and you’ll see exactly what I’m talking about. More and more investors are sinking big bucks into appliance packages and fixtures. This, however, tends to drive up price points even more in areas where buyers can hardly catch their breath.

“Upgrades include a new roof, new windows, new fence, quartz countertops, hardwood floors, tile, tile backsplash, Samsung stainless steel appliances, updated hardware and lighting, new paint, new garage, fresh landscaping, and more,” said listing agent Marjanna Mousavi with Standard Real Estate.

The monochromatic color palette is wonderful, but I am also a fan of the blue geometric tile on the floor of the hall bath. There are a total of three bedrooms, two full baths, and a two-car garage. Of course, many of the homes in this area have large backyards, and this home is no exception.

Mousavi notes that the back porch, which is just through the large patio doors off of the kitchen, is fully covered complete with a fresh cedar ceiling. There’s plenty of room for a pool or custom landscaping, she says.

Plus, if you need a change of scenery, Lakeland Hills Park is practically in your backyard.
