Rivercrest Bluffs

We’ve kept an eye on Rivercrest Bluffs since its inception in 2017. Six years ago, this low-hanging real estate fruit, ripe for development, was the former site of a mobile home park sandwiched between the best Westside neighborhoods of Rivercrest, Monticello, and Crestwood.

Today, Rivercrest Bluffs is a 15-acre gated community on the Trinity River with 37 residences.

The development sold out at a brisk pace and listings in the enclave are few and far between, so when I spotted this new-to-the-market, Mediterranean-style villa at 208 Summersby Lane, I couldn’t pass it by.

The four-bedroom, four-and-one-half-bath house has been on the market for less than two weeks and shouldn’t last long in this record low-inventory market.

I would describe the floor plan of the 3,790-square-foot house as a contemporary, semi-open concept. Rich hardwoods run throughout the ground floor. Traditional details including arched openings and ceiling beams mix with modern fittings and an easy, livable, family-friendly layout. A separate living area lies to the right of the front hall.

The house is only five years old and thereby benefits from some modern design sensibility.

The heart of the house is indisputably the great room at back. The dining, living room combo is bound together by a beamed ceiling. The kitchen is separated from the area by a marble-topped bar/island.

Bright and white describes the kitchen. which features double ovens, a gas cooktop, and a built-in Sub-Zero refrigerator, and a separate pantry.

The large informal living area overlooks the backyard. It centers on a large gas fireplace.

The principal bedroom suite is on the ground floor and includes a large, luxurious marble-wrapped bath with a generous soaker tub, separate shower, and spacious walk-in closet.

The remaining three bedrooms are upstairs along with an informal sitting/media room.

The built-in outdoor kitchen is perfect for entertaining. The floor of the covered porch is enlivened by colorful concrete Hispano-Moresque tiles. The saltwater pool is a recent addition. The garage houses three parking spaces. There is a semi-annual homeowner’s fee of $900.
