When I was just a budding, bow-tie-wearing, non-gray-haired sales professional, my sales coach would tell me the secret of success was easy as, “Five-by-five-by-five.” What does that mean and what does that have to do with an incredible estate home on one of Fort Worth’s most desired streets? Glad you asked.

Five-by-five-by-five meant I would be successful if I made at least five phone calls to prospects, wrote five cards to my existing clients, and set up five meetings to give my presentation each day. My coach told me that if I did the five-by-five-by-five then I would do just fine selling software.

Of course, pretty soon I realized that software sales were extremely boring and had a lengthy sales cycle and was way beyond my intelligence to understand, which I couldn’t have cared less about.

But the five-by-five-by-five model stuck with me in real estate sales, and it’s something I try to accomplish each and every day. But what does that have to do with the estate on Simondale Drive?

Stay with me here …

The 9,200-square-foot estate at 2710 Simondale Drive comes complete with five bedrooms, five full bathrooms (along with two half-bathrooms), and five (yes, five!) living areas. See? Five-by-five-by-five is the secret of success!

Living Space For The Good Life

I’m sure you’re thinking, “What would I do with five separate living areas?” But remember, this is a 9,200-square-foot home, which is not really a property for a single individual (although I’m sure the Seller would gladly review your offer).

This home is perfect for formal and informal gatherings of all sizes. What a luxury to have someone in one area while someone else can be perfectly content in another area.

The perfect living area for cheering on your favorite squad. Maybe Gary Patterson will join you!

I don’t think this area is considered in the five living areas, but it’s part of one, and a great place to spend plenty of time.

The bar is nice, but wait to see the wine cellar!

So Much More Than Rooms

The home at 2710 Simondale Drive is more than just five living areas, five bedrooms, and five full and two half bathrooms. While it was initially built in 1940, the entire home was thoroughly renovated in 2012 to feature many modern amenities that are craved by many.

The kitchen is filled with multiple cooking surfaces, sinks, ovens, a huge La Cornue range, and an equally huge built-in refrigerator and freezer. Often in real estate, kitchens are embellished and called “chef’s kitchens” when they are just kitchens. This home truly boasts a chef’s kitchen. If you can’t get a chef to drool all over this kitchen while preparing a five-star meal, then find a better chef.

How long would it take to drink 700-plus bottles of the good grape? Let’s try and find out.

Obviously, a kitchen like that is going to host meals that lean toward fancy, and every meal needs a nice bottle of vino to accompany it. I guess it’s good that this home has a nice cellar which you can store around 700 bottles for your pleasure. Yes, please!

If the evening is as spectacular as what we are currently experiencing in Cowtown, then the outdoor living area (not included in the five previously mentioned living areas) is the place to be.

Whatever the occasion when the weather is nice — this is the place!

Even on those warm summer nights, this home will meet and exceed your needs. It’s not only located in one of the best areas of the city, but it is also situated on nearly two acres with lush vegetation and tranquil views.

Located on Simondale on nearly two acres — what a rare gem.

Of course with every estate property, a pool is a must. Don’t worry, the pool at 2710 Simondale Drive will not disappoint.

Think you could make the pool from the balcony and swim up to the bar?
