I’m going to let you in on something very hush, hush. Custom home builder Mark Siepiela has a new modern minimalist beauty in the planning stages in Bluffview.

That means, in this market, you better jump on it — fast.

A Spec Selling Dream Team

It’s now totally common to see luxury homes sell as soon as they are listed. However, Siepiela is going a step further. He has partnered with Briggs Freeman Sotheby’s Realtor Carla Perez to sell a vision.

Of course, there is some secret sauce to selling this way. You better have a great Realtor that understands how to sell non-existing inventory. Perez is uniquely qualified to do this. With 20 years of experience in new construction, she has an unparalleled depth of knowledge and insight about how to successfully sell a vision prior to the completion of a property.

Excellent renderings are a great tool, but Perez is particularly adept at making those images come to life in the mind of a potential buyer.

To get those flawless renderings Siepiela counts on Jocymara Nicolau, a principal architect with NP Arquitetura in Curitiba, Brazil.

“I send photos to Jocymara of what l like, and she starts drawing,” Siepiela said. “I start with how I want a home to look on the outside. The renderings take the guesswork out of everything. I wouldn’t have a house on the market without those renderings.”

Indeed, you will get what you see unless you buy the house in the planning or framing stage and want Siepiela to add something. He’ll do it, but let me tell you something, he’s already figured out way more than you could ever imagine, so my advice is to stick with his plan. You will not be disappointed.

A Vast Pool of Experience

With over 30 years of experience in design development, you’ll find Siepiela’s signature style on projects with some of Dallas’s finest architects, including Bentley Tibbs and Marc McCollom. He is known for his ability to look at plans from high-end architects, execute details, and provide solutions in the field to ensure the aesthetic is maintained.

Although most of his projects are build-to-suit, Siepiela will take on one spec home at a time like this Bluffview modern minimalist because he’s inspired to build what he loves.

“I design and build the type of house I’d move into,” Siepiela said. “I like everything about this house. The footprint is excellent. The textures—stucco, wood, and stone elements, are going to be beautiful together. I don’t do trendy. I create homes that are sustainable, warm, and timeless, and I incorporate light wherever possible. People don’t realize this is not just beautiful, it’s also an energy saver. Adding a window to the garage, for instance, means you seldom have to turn on the garage light. I’ve got two young daughters that are 11 and 13, and our family would be super comfortable in this home. Of course, so would an empty nester. I cater to a diverse demographic.”

I’ve seen many projects in the design phase, but what blew my mind about this Bluffview modern minimalist was that every single room is rendered. Generally, you get a couple of exterior renderings, the family room, kitchen, and principal suite. However, I’ve never seen an entire home rendered.

That makes me extremely comfortable, and you all know how I feel when I don’t have beautifully staged photos of a finished project, so I can see how it puts a potential buyer at ease. If you are in the build-and-design space, you need to have complete renderings. It’s the only way to create a sense of the entire project and see the finishes.

I’m sold, and I’m a hard sell.

A Family Home Set Among The Trees

Bluffview is one of those neighborhoods newcomers are not expecting. They think Dallas has no topography. This modern minimalist is set into a lush, private lot and designed to take in the exceptional views.

There will be four bedrooms, four bathrooms, and two powder baths. That fabulous light-filled garage houses three automobiles.

Siepiela designed a floor-to-ceiling fireplace and glass walls that will fool the dog into thinking there is no separation between inside and outside! (Believe me, mine has bumped his nose all too often!)

Of course, Siepiela always designs a stunning kitchen, and as we know, everyone wants a prep kitchen behind the gorgeous entertainment kitchen.

Last year positively changed the design of our homes. We started expecting more, and the exciting thing is that builders like Siepiela have always given more. We have learned we want our homes to perform on new levels. The oversized laundry, the mudroom, and the game room are now necessities, as are all bedrooms being ensuite. Flex space is another must.

This is why buyers are looking for builders who provide detailed beautiful renderings. They want new construction, and they want it before anyone else!

Should you be interested in adding a pool, the rederings indicate what that would look like.

“We create the vision,” Perez said. “It’s easy for buyers to understand the completed project, so a lot of product goes under contract in the framing stage. Mark’s homes will last multiple generations. His quality and follow-through are beyond compare.”
