Our Inwood National Bank Home of the Week began as a sketch on a napkin. Mark Siepiela, an extraordinarily talented custom home builder and owner of Design + Development, is responsible for turning that sketch into this Bluffview modern luxury home at 4346 Bluffview Boulevard.

Siepiela and the owner were on the same page from that inspirational napkin design.

“I had a great client to work with that had a good imagination and was receptive to my input,” Siepiela said. “We both have the same tastes, and to be able to build something that is my taste is always a joy.”

There’s a lot of texture in the 4,801-square-foot home, from the rift cut white oak cabinetry to the Leuders Sea Fossil limestone. That stone was used to dramatic effect on the entry wall and carried through from the family room to the exterior of the home.

“The owner had specific ideas about texture, and we wanted to make sure we had that stone element inside as well as outside,” Siepiela said. “You see this continuity of material when you go on vacation. It gives you a resort feel.”

While the home is light and bright with floor-to-ceiling windows and doors, all fabricated locally by J & M Glass Company, there are some clever designs to ensure privacy. The dining room opens into the kitchen area, so frosted glass pocket doors were installed to allow for an intimate dining experience.

Everyone loves an open floor plan, and this one has been executed with a design element that makes my stager’s heart sing. We stagers are always trying to get rid of split focal points, and nothing splits a focal point faster than a giant TV screen opposite the fireplace. Notice you do not see a TV here. I almost cried over the brilliance of this design. You can’t see it in the photos but when you tour the house look closely at that fireplace hearth. Siepiela built a special room under the floor of the pier and beam foundation to house the television. With a touch of the remote control, it raises up from the hearth beside the fireplace — pure genius.

The house design is, frankly, all genius. Stainless steel and marble countertops in the kitchen are both beautiful and practical. All of my favorite kitchen characters are present — Miele, Wolf, and Sub Zero — and the necessary full-size wine cooler.

The floating white oak and steel staircase with cable rail is a thing of beauty. It takes you from the family room up to a wonderful glass-enclosed living area that overlooks the pool. There’s a third bedroom on this level as well. That’s a total bedroom count of four if you’re keeping track, and there are three bold bathrooms.

The downstairs master suite opens to the pool, and the master bathroom has some of the most stunning, handcrafted broken glass Porcelanosa mosaic tile I’ve ever seen.
