Meet the Perry Wisdom Barrett real estate group. Alex Perry, along with partners Elizabeth Wisdom and Chad Barrett, was the top-selling firm in Dallas this year, with more than $220 million in sales.

To be fair, the members of Perry Wisdom Barrett real estate group have been top producers in Dallas real estate for the past three consecutive years. But reaching this milestone in 2020 — a year like no other — deserves a closer look. Specializing in Preston Hollow, Park Cities, Devonshire, and Bluffview neighborhoods, they know the market and have the wisdom to impart.

With more than $220 million in sales this year alone, to what do you credit such a banner year, especially during a pandemic? 

PWB: Work ethic and knowledge of what’s on the market. We simply had to go to work and focus on our clients’ needs. With so many people moving to Dallas, as well as many who just want to make a change, we had to adjust [to new safety protocols and social distancing] to make it happen.

We hear that the influx of buyers from California, New Jersey, and New York is putting a squeeze on inventory. How much of an impact are out-of-state buyers making in the market this year? 

PWB: Out-of-state buyers have had a huge impact on our market. We have definitely seen a shortage of inventory inside “The Bubble.” People realize that Dallas real estate is still very affordable by comparison to other areas of the country.

What other changes have you seen in real estate this year?

PWB: We’ve always had the tools to show properties remotely, and we have maximized those tools this year for both buyers and sellers. Whereas in the past, agents could afford to slowly roll out what we call hip-pocket off-market listings, we’ve been forced to put our properties on MLS more quickly. You want to reach the larger national audience and try to market properties to everyone.

What is your advice for sellers in 2021? And what exactly are buyers looking for?

PWB: Buyers are looking for more space and convenience, and they and their agents are well educated. So, sellers should not be too aggressive on pricing their property. The most important thing is knowing what the market will bear and pricing appropriately. Properties that sit tend to lose their luster and end up selling for less, not more.

What is your team culture? How has that led to such a successful year? 

PWB: Communication is key for a successful sale. We coordinate from the showing to working with the agent and inspector to get the deal done. We employ a problem-solving attitude. There are always problems to overcome, but if you’re looking for solutions, you can usually find someone who’s willing to help.

What’s the secret of managing a team’s $220 million business? 

PWB: It’s all about momentum and the energy you bring to the table. In real estate, you are only as good as your last deal. It takes a deal-making attitude. You’ve only done your job when the deal is done and all parties are satisfied. We strive to prioritize everyone’s time. In this market, time is of the essence. If you have clients flying in, and they only have time to see two houses, you’d better know which two to show them. Our availability makes all the difference — availability to show houses, all the way down to executing the contracts.
