Nice And Neutral Gets It Sold In Valley Ranch

Let’s say you work in the Mid-cities. Or fly out of D/FW International Airport a ton. (Like on-a-first-name-basis-with-TSA ton.) Or you have family in Dallas AND Fort Worth. Or you’re just really into planned communities, hiking and biking trails, proximity to Los Colinas, and CANALS. Yeah buddy, canals.

That’s what Valley Ranch has to offer. 

Along with affordable living like this little gem. It’s already under contract, but let’s take a minute to talk about what makes it so special and why buyers pounced on this one so quickly. 

Of course, the price was a HUGE factor. The upgrades on this two-bedroom, two-and-one-half bathroom home are almost endless. They actually clock in at four pages and cover everything from removing wood paneling to high-end light fixtures and appliances, but endless just sounds better. 

At $244,900, the monthly mortgage on this property is likely less than some people’s rent. And that’s exactly what Dave Perry-Miller’s Sally Nobleman (who has it co-listed with Betty Crawford) said they saw a ton of at the Open House this past Saturday — a lot of young couples and first-time buyers. 

This home is a bit of a one-size-fits-most though. Of the 25 groups that came through the Open House (one at a time, often with a line formed outside), there were also downsizers, corporate types, bachelors, bachelorettes, couples that work in the area, and on and on. 

This particular listing has a lot going for it, and most of the credit goes to the seller. It was her first home, and she obviously loved it. She did all the right things like neutral paint color, tiled downstairs, hardwoods on the stairs, and bamboo up. 

And then there’s the attention to detail. When the seller remodeled the kitchen, she had custom cabinets installed and had the same manufacturer create a shelving system in another room. Who does that? That gal.

She covered every window in the home with custom coverings and as you can see, some of them are a bit high. No sweat, Stretch, they’re on a remote. WHAT? Yes. 

The oversized garage even has a charging station. Hello. 

All that plus a luxury en suite primary bath and low-maintenance front landscaping that the HOA takes care of? It’s kind of a can’t-miss. It’s also on a cul-de-sac which is a nice plus.

Even though this one is most likely already gone, it definitely gave us a fresh take on Valley Ranch. Hopefully you, too. 

Dave Perry-Miller’s Sally Nobleman and Betty Crawford listed the already-under-contract 200 Button Willow Court for $244,900.
