Modern Living Does It Again, This Time On Manett

Over on Manett there’s a series of three single family homes, all attached. They’re shiny and new and the brainchild of Paul Jankowski, AIA, and Jay Magee, designer — both of Modern Living. They’re more than three homes, too, they’re actually the first-ever Modern Living neighborhood. 

You can call Jankowski and Magee a dynamic duo or you can just drool over their latest creation. It’s really up to you.

Two of the homes are spoken for, but 5237 Manett just hit the market. It’s a tri-story stunner with a perforated metal screen across the front balcony. It’s a design element that doubles as a privacy detail and just the beginning on the “oh-wow,-they-thought-of-everything-ness” in this home.

The window placement is thoughtful as well. On the exterior they create a symmetrical pattern that adds to the design.

The lower exterior of each house is dark gray zinc metal and up top, crisp white stucco. 

Jankowski said the design is inspired by the location. It literally bridges the gap from the industrial area on one side to the residential on the other. 

On the top floor, you’ll find two bedrooms, an office, and a laundry area just off the main hallway. In front of the laundry, there’s a rolling door made from sandblasted glass to keep your front loaders discreet. BUT you can push that glass in front of the bedroom when you need privacy, please.

Since Magee is a designer, you know the custom lighting is exquisite and every detail is one that wows. (Like that cylindrical range hood in the kitchen. HELLO!!!)

Manett is one of a kind in a unique location. Jankowski and Magee believe in this area so much. Their own home is close by and their office is as well. Back in the day, the building they office out of was the grocery store for the community. They know the history here and put every ounce of it into their builds.

They love the walkability, the restaurants and the potential. This home, for sure, is created for someone that appreciates urban living and also has a keen eye for contemporary design. 

As for what comes next for Modern Living, there’s plenty. They’d really like to design and build in South Dallas with a “more approachable price point.” They’re definitely ones to keep your eyes on because everything they do is gorgeous, creative and inspiring.
