If you’re looking for small town, Mayberry living, have you met Blue Ridge? It’s about an hour north of Dallas, just east of Melissa and nestled in the county of Fannin.

There’s a restaurant in Blue Ridge called Cattleman’s Cafe, so if you’re wondering if it’s the real deal small town feel, it most definitely is. 

Folksy And Fresh

Right now, about 822 people call Blue Ridge home, but with one simple mortgage – or cash purchase, you know a seller always loves cash – you can be number 823.

The Blue Ridge website is as folksy as the city itself and they’ll be the first to tell you that if you’re looking for a fresh start at a slower pace, come on up for a festival (those were the days) or some fellowship (six feet!). 

And if you’re cheesed out by the charm, consider this: Due to COVID-19, the city has shut down shutdowns. Meaning, if you can’t pay your utility bills, they’re not going to cut you off because that wouldn’t be very neighborly. Now THAT’S charming. 

Acres to Roam

But enough sell on the city, let’s get to the house. Set on 2.69 rolling acres of green grass and also flat land because hello, we’re still in North Texas, there’s a 1,996-square-foot 2015 build that’s just waiting for you and your oversized sectional.

It’s a classic traditional brick home with modern stone accents and a porch where you can watch the sunset and no doubt swat mosquitos at an alarming rate. But that far north bug zappers are probably standard issue.

How about some hardwoods throughout though? And an open kitchen so you can yell out the answers to Wheel while you whip up a little din-din? The stonework continues on the breakfast bar and those honey-hued cabinets are working it. 

Speaking of work, you can set up shop right in the office off the entry. Take Zoom calls for days and never get out of them PJ bottoms because why not?

Especially the back porch where you can look out and literally see no one but also wonder, “Who’s going to mow all of that?”

    You might want to check the county map. Blue Ridge is in Collin County, not Fannin County.

      That’s what I thought, too!! But this address appears in the Fannin County Tax Records so maybe it’s that little tip that dips into Collin.

        As the 3rd original resident on CR 5005, it *IS* is Fannin County, just above the county line that goes on a diagonal. Further confusing folks, it’s within extraterritorial jurisdiction of Blue Ridge ISD, and Fannin County collects the taxes on behalf of that entity. We purchased our ranch specifically to ensure it was not in Collin County due to taxes and restrictions on agricultural exemptions.

        A couple hundred feet south, and it would be in Collin. Blue Ridge is definitely in Collin County.

    You are one clever writer! I’m not in the market for a new home as I recently had one built in “Branch” or Princeton,Tx. On lake Lavon. I just wanted to commend you on your clever wording for this house… it makes me want to buy it… and i LOVE ❤️ where I am. Retired teacher of the Gifted/Talented kids in LovejoyISD and AllenISD.
