Live Impeccably In This Completely Updated Bryan Place Condo

Rhonda Seacat Hunnicutt organizes pre-demo sales for a living. She works with high-end builders and always sees the gorgeous post-demo results. This means she also gets to see the latest design trends in each of these homes and she’s not above borrowing a little from the pros.

Of course, she’s a pro herself. She remodels homes and condos and just happens to be the brilliant brain behind this Bryan Place condo at 3105 San Jacinto, #317.

This particular unit sits on the third floor of a building with easy access to Downtown Dallas and *ahem* Uber’s new headquarters. It was one of the first buildings to go up in the area back in the day so it’s been a trendsetter from the very beginning.

And sure, it’s up three flights of stairs in a walk-up, but hello, that view. When you’re on top at 3105 San Jacinto, you also get your own private covered balcony that’s big enough to host a dinner party. On the inside, the third floor offers soaring vaulted ceilings the lower levels aren’t privy to.

You know what else Unit No. 317 has? Hunnicutt’s impeccable taste. And we’re not just talking about the squared-off hardware that is THE LOOK right now, or the perfect modern light fixtures, neutral paint palette, stainless steel farmhouse sink, or Bosch dishwasher, which are all fabulous.

We’re talking about the incredibly savvy design decisions Hunnicutt made. Like using the same luxury vinyl wood plank flooring throughout to create cohesion while simultaneously making the space feel larger and more open than it already is.

There’s also a former TV cabinet that Hunnicutt converted into a coffee and wine bar. It’s the perfect solution for an antiquated space.

She opened up the kitchen as well, because like we said, she thinks of everything.

The hallway leading to the master was a little odd, too, with a misplaced closet. Don’t worry, Hunnicutt took care of it and added additional storage in the master.

Don’t forget to check out the recently added electric fireplace too. It’s truly a work of art.

This two-bedroom, two-bathroom condo features 1,083 square feet of luxury living.

This stunning condo at 3105 San Jacinto, #317 is listed for $249,000 by Deborah Laza with Ebby Halliday, Preston Keller Springs.

Love everything except “three flights of stairs in a walk-up.” I immediately had visions of The Big Bang Theory as everyone trudged up and downs those stairs. But they never carried groceries – only takeout – and never moved furniture or hauled packages/boxes or needed to get the dog out in a hurry or wrangle a stroller. So, this listing definitely has a very specific appeal. My knees tell me I’m not in the buyer persona! But it’s fun to look…

Plenty of people prefer the top floor for its view, security, privacy and quietness. Looks like this unit has added benefits with vaulted ceilings and bigger patios no available otherwise. Love the details and design!

I would prefer the top floor, too, for the reasons you stated.
