Farmersville Abuzz With New Homes, Developing Land, and Homes Under Contract

For this week’s Suburb Sunday, we took a look at MLS-listed homes in Farmersville, the far east Collin County town near Lake Lavon. This town of 3,000 residents seems like it’s strapping in for growth from the future Collin County Outer Loop, a designated freeway that will loop Preston Road in Celina, east to US 75 near Melissa, curving down to Farmerville near SH 78 and landing south near the Collin and Rockwall county lines.

Searching for properties to feature, we read a lot of agent buzz about “excellent investment opportunities” on ag-exempt land near the future Outer Loop and soon to be completed US 380 expansion. For one 123-acre lot listed for $3.08 million, the listing agent Shinn Team of Farmersville Real Estate Company writes, “Take advantage of this opportunity to be a part of the growth of Farmersville.”

Indeed by the looks of the homes on MLS, there are nearly more homes pending contract than there are existing homes for sale. Of the approximately 150 listings on MLS, about a dozen are large acreage lots for development, 30 are new construction homes going up, and another 50 are pending contract or contingent. While Collin County suburbs are no stranger to growth, it seems like Farmersville is looking attractive to more people seeking large lots and a rural vibe to suburb living.
