North Dallas Contemporary is Not Your Typical Flip

By now, everyone in the real estate industry is familiar with the term “flip.” And if you’re looking for an example of a “flip,” look no further than pretty much every single block in Midway Hollow. The area is lousy with them — both the good ones and the less than great ones. So, if you’re a real estate investor looking to make a buck, how do you make your flip stand out from the rest? 

First, you’re asking the wrong question. You should be wondering how you can do better than just a “flip.” The answer is in our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans. It’s a listing from David Griffin & Company Realtor Janelle Alcantara in Glen Cove that is not just any “flip” — it’s a rebuild.

There are four bedrooms, four full and one half baths, and more than 3,000 square feet with generous rooms for entertaining and vaulted ceilings that add drama. Alcantara and her co-listing agent, Rosemary de Medici, have 4231 Shady Bend Drive on the market for $875,000.

“The ceilings are raised throughout, and the fireplace that once obstructed views to the back yard has been completely removed,” Alcantara added. “Now, a wall of windows and a large sliding glass door allows the new owner to have an eight-foot-wide opening connecting the great room to the backyard. Its a great space for hosting a Thanksgiving dinner, or a crowd of 30 for a Superbowl party! “The masterminds behind this project want the house to live like a brand-new home, but they also want all of the components to the house to be new,” Alcantara continued. “The wiring, plumbing and insulation are all new and meet 2018 building codes. The HVACs, water heaters, gas line, and sewer line are new along with the windows, roof, and roof decking. The new owner will have the peace of mind that comes with buying a brand new house in the suburbs, yet in a neighborhood with character and close proximity to Addison, Uptown, and Downtown.” 

Now that’s how you set yourself out from the pack. Nothing is left half done in this beautiful rebuild in the Glen Cove area of North Dallas. We agree with Alcantara that our favorite room in the house has to be the cheerful light and bright kitchen with the enormous double island layout. It’s growing in popularity among home chefs as it allows a separate eat-in area that doesn’t crowd precious prep space. And the tile backsplash on the range side is pitch perfect.

Several of the bathrooms are fitted with pocket doors to keep the rooms feeling open and accessible.

 The master suite is a beautiful retreat, fitted with a large sliding glass door that will give you access to that pool you’re planning to put in next summer (just be sure to call Harold Leidner soon!).  Of course, besides a gorgeous space complete with plenty of light, the master bath is a stunner, too, with a floating vanity, vessel tub, and frameless glass rain shower, with a large walk-in closet just beyond. 

“The floor plan with four bedrooms each with their own bath is great for a single professional, a small family, or a downsizing couple,” Alcantara notes. “One of the bedrooms is extra large and would make a perfect media room, play room, or guest suite.”

It’s just another gorgeous house that Alcantara is listing, as she represents builders in some of Dallas’ most attractive neighborhoods.
