Always on the look-out for that rarity — a new build we can love —  I was thrilled to discover that former Fort Worth Magazine Dream Home at 3824 River Hills View Drive was listed this Tuesday. The handsome Mediterranean sits on a large third-of-an-acre lot in the first phase of the thoughtfully realized Riverhills community in Edwards Ranch. We’ve been here before. It’s difficult to overlook  a community of well-constructed new houses that achieve opulence without ostentation, mere minutes from upscale Waterside retail and the shops at Clearfork.

Remember symmetry? The impressive elevation is composed of forceful stepped-and-balanced blocks under tiled Italianate eaves. It harkens back to an earlier era and should gracefully bear the test of time.

Since appearing in print, in 2012, the 6,000-square-foot, five-bedroom, three-full-and-three-half-bath residence has undergone a substantial redesign. The present owners have invested over $150,000.00 to upgrade lighting, outdoor living, surfaces in kitchens and baths and to pull carpet and install hardwoods to match the floors in the principle living area.

The living area is located at the back of the house and features rich beam ceilings. The central fireplace is part of the recent makeover.

The dining room lies to the left of the entrance opposite the staircase. Built-in cabinetry houses two wine refrigerators. There is an additional wine refrigerator in the adjacent galley-style butler’s pantry.

The top-of-the-line appliances and the stunning black-and-white granite is evidence of money well spent in the recent renovation. “You just don’t see these premiere houses in Phase One Riverhills on the market very often,” observed listing agent Jerry Taylor of Williams Trew. “And buyers will benefit from the additional costly upgrades added to the home,” she adds.

The downstairs master suite is an expansive 1,200-square-foot retreat, which includes a luxurious bath and his-and-hers closets. The master bedroom is crowned by a barrel-vaulted ceiling. Notice the diagonal hardwood floors.

The downstairs also includes an office off the stairs. The floors are of chevron pattern.

The staircase and stairwell form an elegant oval. The upstairs accommodates four bedrooms and an entertainment area complete with a second wet bar.

One of the bedrooms has been dedicated as a craft/sewing room constructed so that it can be converted back into a bedroom without disturbing the hardwood floors.

The terrace is outfitted with an outdoor kitchen and fireplace. There are three attached parking spaces. Annual HOA covers the maintenance of landscaped common areas.

Jerry Taylor of Williams Trew is offering 3824 Riverhills View Drive for $1.85 million.
