What’s not to love here? We have sleek lines, a perfectly presented home that’s beautifully photographed in one of the best locations, and we have floor plans! It’s like the Realtor got inside our minds and the minds of every single buyer that wants a family home in the Park Cities. Our Inwood Home of the Week is a Highland Park luxury transitional that flew off the market in five days. Five! We are not at all surprised. We scroll through hundreds of properties daily to find something special for your eyes only. Yes, it’s a rough life. When we spotted this Highland Park luxury transitional, however, the scrolling came to a screeching halt. You just don’t often find 5,096 square feet of beautiful house — that’s already been updated — in the middle of Highland Park with a pool and guest quarters. But we did, and 3516 Harvard Avenue is an exceptional property.

Although this house was built in 1983, it has been updated, and so beautifully maintained you’d swear it was built last year. There are five bedrooms, five bathrooms and a powder bath, as well as the guest suite over the garage. Although it’s hard to tell from the façade, this Highland Park luxury transitional has three floors. The top floor is incredibly flexible and can be used as another guest suite, a playroom, or whatever your heart desires. All of the bedrooms are on the second floor, which frankly, I prefer. It’s so nice to keep public and private spaces entirely separated.

“It’s a truly stunning home,” Door Texas Realty listing agent Erin Bula said. “It’s really well-thought-out space and allows for maximum flexibility.”

Not only is it a simply gorgeous property, but it also has all the bells and whistles buyers want. Those great updates include a large open concept kitchen, a built-in speaker system, artificial turf, exterior phantom blinds, and the totally-can’t-live-without MosquitoNix misting system.

It’s one thing to have a great property but you have to get it out there, in front of potential buyers, and presented in the best possible manner, don’t you? Remember, this is why we stopped scrolling. Door Texas Realty does something we love. They offer a staging consultation for occupied homes. Because, as Bula said, “There is a big difference between beautiful and photo-ready!”

So many people don’t realize an occupied home is not photo-ready. It may have designer furnishings, and the owners may have flawless taste, but it takes a professional eye to get a home ready for photography.

“Door recognizes the importance of beautiful staging and photography to bring a home like this to life online,” Paul French, Chief Marketing Officer of Door Texas Realty said. “It’s incredibly important, given that nearly 60 percent of home buyers will find their homes online.”

There is no discussion here. Look at these photos. This house sold in FIVE days. So, if you have any question about how to sell a home, take this as your real estate lesson du jour.
