Condo Close to SMU Offers Great Investment Potential

There are a lot of great condos in the East Lovers Lane area, many of which are within walking distance to the Lovers Lane DART station, making for a quick commute downtown if that’s where you’re headed. However, a lot of these condos are fantastic income-producing properties thanks to their proximity to Southern Methodist University. Buy a condo for your student’s stint at SMU, and thanks to the healthy real estate market, you can either lease it once they graduate or sell for a healthy profit.

This particular building, The Tuscany at 5904 Sandhurst, is so well cared for and has tons of great amenities, including a courtyard swimming pool, fountains, and fabulous landscaping. Scoring a unit here is a challenge, as they tend to go quickly. And considering how well-maintained our High Caliber Home of the Week is, we’re not surprised at all to see that it’s already under option contract. Heck, if we were in the market, we would have contacted Lisa Peters at Caliber Home Loans to get in an offer fast!

What makes these units really stand out is the floor plan. You get plenty of space for your money with Unit 145 at The Tuscany, which is a corner unit with a great entrance that includes a tidy foyer and coat closet. The floor plan is flexible, with two living areas separated by a double-sided fireplace. They open to the kitchen, which has a breakfast bar for casual dining.

All together, Unit 145 at 5904 Sandhurst has two bedrooms, two bathrooms, and 1,140 square feet priced at $249,000 by Virginia Cook Realtor Johanna Davis. It’s a great value, especially considering how much private outdoor space you get, and all the light pouring in from the French doors. Granite counters and plenty of cabinetry in the kitchen, which is a cozy galley sporting stainless steel appliances and travertine floors. Most all of the rest of the unit has great hardwoods under foot.

As you can see, both bedrooms offer plenty of light, and both bathrooms have some updates, too. Tons of tile and natural stone, plus a full-sized shower, are fantastic selling points. As Davis points out, there’s plenty of closet space, too. While there’s no parking garage, you do get two covered parking spots, which are just steps from your front door.

For me, though, the big attraction of this unit is the outdoor oasis. For a totally reasonable $295 a month, you get access to a great pool, spa, grills, fountains, palm trees, and a community gym. And the location — a stone’s throw to SMU and the DART Lover’s Lane station, with close proximity to shopping and entertainment off of Mockingbird Lane — can’t be beat. Considering the price, it’s truly a High Caliber Home. If you missed out on this one, make sure you call Lisa Peters at Caliber Home Loans today to get pre-qualified to put in an offer on the next unit that comes on the market in the Tuscany!
