11366 Chimney Rock Trail Paints a Pretty Picture of Frisco’s Appeal

With all the activity going on in Plano and areas beyond, I was curious as to what $600,000 to $700,000 would buy just a bit farther north of our usual hunting grounds.

The answer? A lot.

For the most part, houses in that price range are new-build, custom homes. But even if you’re looking for resale, there’s a bit of inventory available with a lot to offer. Starting with square footage. Compared to homes in Dallas proper in the same price range, buyers can expect to get about 2,000 more square feet for the same investment.

Today’s Saturday Six Hundred is a fantastic example of what you’ll find a bit beyond – big kitchens, vaulted ceilings, open floor plans, bonus spaces, and really great schools. With five bedrooms and four bathrooms in 4,426 square feet, 11366 Chimney Rock Trail is listed by Angela Taylor with JP & Associates for $699,000.

While it’s true that homes built in the early 2000s lack some of the character and charm of the older homes we adore, you’ll also notice there are no charming popcorn ceilings to scrape or old mechanical systems to update. Character can be overrated. This custom home offers all the modern amenities and requires none of the grunt work. It features surround sound throughout and a high-end kitchen with built-in wine fridge and refrigerated drawers in the island.

In fact, let’s start with the kitchen. Ignoring those crazy bar stools (whaaaaat?), the kitchen is spacious and well laid out. With stainless appliances (including that wine fridge), plenty of counter space, and great storage, it’s also outfitted with everything your heart desires in a modern kitchen. One small complaint: I think that island is supposed to look intentionally distressed, but to me it’s a bit of a miss. It just looks beat up.

In the family room, gorgeous hardwood floors, built-in cabinetry, and a cozy fireplace create a space that’s warm and welcoming. Light, bright, and pretty, it opens to that huge kitchen, too.

Both the master bedroom and the guest suite are located on the ground floor, with the three remaining bedrooms upstairs. The master is good sized and paired with a large bathroom featuring double vanities, soaking tub, and separate shower – just as you’d expect. Side note: I’m always a little amused to see exercise equipment in the master bedroom of a home with this much space. Put it somewhere else. Anywhere else! The last thing I want to be reminded of as I lay me down to sleep is that I managed to not work out that day. Again.

The bathrooms in this home (like the kitchen) are just awash in beige. It’s no secret I’m not a fan of all that beige, but it simply seems to come with the territory. There’s a good 20-year period of building in North Texas where everyone forgot there were other neutrals to work with. Otherwise, they’re all very nice. So are the upstairs bedrooms.

Also upstairs, we finally get to the bonus spaces that you just won’t find in most homes in Dallas, at least at this price point. There’s a huge game room and adjacent media room, equipped with screen, projector, and wired speakers. I’m pretty sure the loungers come with the home, too. What’s not to like? I mean, okay, besides the carpet? That’s easily remedied.

And with an eight-mile commute to the new Toyota Headquarters, it’s easy see the appeal.
