Wonderfully Updated East Wedgwood Property

Here we go again.  I stumbled onto a charming, three-bedroom, two-and-one-half-bath house, deeply set back on a deep lot. It gets better. The house is  framed by mature, twisting oaks, approached by a winding walkway in a picture-perfect neighborhood.  I meant to post last Friday on this very new media site. Old media would have fired me immediately for missing a scoop. Forgive me, Candy. I am not worthy.  The listing hit the market last Thursday at the attractive price of $274,900 and now appears to be under active contract after less than one week.

However to the point. What’s a buyer to do? Answer? Get pre-qualified for your budgeted amount and then hunt for the house. Fort Worth’s star Realtors seem nearly unanimous that high-end properties are moving more slowly these days, but below $600,000 would-be buyers better be nimble.

Just south of I-20, in Wedgewood East, 3708 Ashford Avenue is “outside the loop” but it is closer in than much pricier extra-loop neighborhoods like Montserrat or Aledo.  Built in 1969, on a street with mature trees and equally appealing neighbors, it was almost too good to be true. Add into the mix, an impressive inventory of updates,  and it was an inevitability that buyers would pounce on Ashford Ave.

Enter and admire the flawless wide -plank hardwood floors. Imagine an impressive double-door entry. Or flank the current with side lights. As is, is fine as well.

The family room is double the size of the living room with a wall of built-in cabinets. The hearth marks the heart of the home

Move in-ready. Every appliance replaced with high-end models. The backslash with its interesting, yet subtle  Moroccan pattern is a thoughtful inspiration. Ditto the soft gray painted cabinets. I’ve heard it said that granite is the new Formica. Here, surfaces are fashionable quartz.  In short, a thoroughly updated kitchen, with broad appeal that isn’t cookie cutter.Wedgwood

All of the bedrooms have new carpet. There is little to complain of in the master bedroom which is an over 200-square-foot sprawl.

WedgwoodThe master bath has been thoughtfully revamped and would be admired in a new high-rise building. The kitchen grey has been retained from the kitchen cabinetry. In fact it threads through the house as a leitmotif. The abundance of storage is also mod-con condo.

One of the three bedrooms of the 2,400-square-foot house is being used as an office with more built in cabinetry.

An added bonus is the three-car garage. I groove to the slate blue trim color which is a lovely foil for the warm brick.
