State Thomas Condo Hits The Sweet Spot of Location, Size, and Amenities

When people scour Uptown for the perfect condo, there are usually a few considerations that hit every shopper’s list. The first is always — ALWAYS — location. What use is an Uptown condo if it’s not close to the things you love about Uptown? No use, friends. No use at all.
Second is amenities. Is there a pool? Security? Storage? Parking? Hand-in-hand with this is item 2B: HOA fees. Are they reasonable considering the amenities?
And falling third on the list is size. How big of a unit can I get for my money? What’s the price per square foot?
This is where the pool of units starts to evaporate into a puddle.
But lucky for our readers, we’ve spotted an excellent unit inside the Manor at State Thomas that does a great job of covering all of these bases.
Listed with Allie Beth Allman & Associates’ own Mary Alice Garrison, Unit #102 inside the Manor at State Thomas (2885 Woodside) is just what today’s young buyers want.
The location prime — you’re within walking distance of Whole Foods, as well as tons of shopping, dining, and nightlife, but you’re quite close to Klyde Warren Park and by extension, the Dallas Arts District. Truthfully, the State Thomas District is one of my favorite neighborhoods in Uptown. Not only does it have a dense, urban feel, but it has so much historic charm thanks to the quaint Victorians that still dot the area, hearkening back to its past.
Second on the list is amenities, and this building has some great ones. It definitely covers the basics well, with a lovely courtyard with a pool and a parking garage, in which the buyer is entitled to two spaces. HOA fees are $532 monthly, which is not too bad considering this is a rather new building, built just in 2000.
And third on our list is space.
This first-floor unit has more than 1,700 square feet with hardwood floors in a fantastic open floor plan that flows well through the common spaces and offers plenty of light through the French doors. There are two bedrooms, two and a half baths, as well as an office. Garrison has this unit priced at $449,000, which comes out to around $260 per square foot. Not too shabby.
This home has a great kitchen, spacious master suite, and a walk-in closet in the master that has plenty of well-organized space for all of your clothes and shoes.
If you want a closer look, Garrison is hosting an open house on Sunday from 2 to 4 p.m.
State Thomas is my fave, too, reminds me of Oak Street in Chicago.
