On an almost half-acre hillside lot near White Rock Lake sits this beauty. With both a wrap-around porch and balcony, from which you can take in views of Dallas’ crown jewel, plus the gorgeous Craftsman-style architecture and fantastic location inside the Emerald Isle neighborhood, you’re going to be floored when we tell you what this phenomenal lake house and home, our Inwood Mortgage Home of the Week, is priced at.

This gorgeous listing from Allie Beth Allman & Associates agent Karen Luter at 8836 Grenore Drive is listed for just $999,500!

That’s right, 3,983 square feet of designer-quality interiors, plus that dreamy gorgeous kitchen and family room. Karen says the price is just right, because this is a very special property in a location that, while beautiful, feels a little overpriced at the million and over mark. But at this price, and with these interiors, Luter is certain that she’ll find the right buyer.

This home has four bedrooms, four and a half baths, and was taken to the studs just two years ago, Luter said. “They completely gutted it and raised the ceiling heights,” she added. “Now every room is so perfect.”

While the photos, taken by Shoot2Sell, are incredible, Karen says you really need to experience this home in person. It’s open Sunday, June 29, from 2 to 4 p.m.

“There are so much relaxing vibrations. In the twilight hours, the whole house puts you in a trance,” Karen said. “I love the family room. It adjoins the kitchen, which is beautiful, and has these great views. It lets in so much light. There’s just music in every room.”

The kitchen is amazing, we can definitely agree on that. The cabinets are perfection, and you get stainless steel, commercial grade appliances and a gorgeous apron sink that will be perfect for all those lawn parties you’re going to be hosting. And look at that island! A huge gas cooktop and marble just everywhere. Perfect

Worried about privacy? Don’t be. While the lot faces the lake, the neighborhood is especially quiet despite being sandwiched by White Rock Lake and Garland Road.

“People just don’t know about it,” Karen said. “That’s one of the lovely things about this area — it’s just so quiet.”

You’ll appreciate that in your backyard with your beautiful pool and porch just as much as your master bedroom, which also has views of the lake. And that balcony? Well, that’s just the icing on the cake, and that cake is delicious.

“It’s like having an in-town lake house,” Karen said of the property. “It’s like having a lake home without giving up city conveniences.”

Splendid.

Of course, this home is staged and priced so right that it will probably just fly off the market. BUYER BEWARE!!!…….THIE EMERALD ISLE NEIGHBORHOOD AND THIS HOME ARE NEXT TO THE ARBORETUM. THE ARBORETUM REGULARLY HAS AMPLIFIED SOUND FROM BANDS ASSOCIATED WITH ONGOING WEDDING PARTIES, SOCIAL EVENTS AND THURSDAY /SATURDAY BANDS ON THE LAWN HAMMERING THE EMERALD ISLE NEIGHBORHOOD IN VIOLATION OF CITY NOISE ORDINANCES. YOU CAN HERE THE SINGING, YELLING AND SCREAMING WELL INTO THE NIGHT (DRUNK WEDDING PARTIES ARE AWFUL) INSIDE YOUR HOME AND THE SUBWOOFER (BASS) LITERALLY WILL RATTLE YOUR WINDOWS. IN ADDITION YOU GET THE SAME SCREAMING AND YELLING OF CHILDREN ALL DAY LONG AT THE CHIDRENS GARDEN.

BROKER QUESTION OF THE DAY: IF THE LISTING BROKERAGE AND/OR SELLING BROKERAGE ARE AWARE OF BOTH AMPLIFIED AND NON – AMPLIFIED SOUND ISSUES THAT INTERFERE WITH “QUIET ENJOYMENT” AND DO NOT DISCLOSE TO BUYERS WHO DISCOVER ISSUE AFTER CLOSING, ARE THEY LIABLE IF THEY DO NOT DISCLOSE. PERSONALLY IF I BOUGHT THIS HOME WITHOUT THIS BEING DISCLOSED AND FOUND AFTER CLOSING AND MOVING IN THE AMPLIFIED AND NON-AMPLIFIED DISRUPTED MY ,”QUIET ENJOYMENT” I WOULD SUE EVERYONE IN SIGHT INCLUDING THE BROKERS, SELLERS, ARBORETUM, BANDS AND DALLAS POLICE FOR FAILING TO ENFORCE NOISE ORDINANCE LAWS. EMERALD ISLE IS A MISERABLE PLACE TO LIVE BECAUSE OF THE ARBORETUM AND CLASS ACTION SUIT IS BEING DISCUSSED.

From the CAPS you are using, does that mean you have a hearing issue? Personally, I’d love to hear great music on a Saturday night, knowing it came from a celebration of happy people. The glee of children playing? Sounds divine. Remember, one man’s poison may well be another man’s cure!
