Inwood Home of the Week: $1.2 Buys You a 3 Acre Spread in the Horse Country of McKinney… and a “River” Runs Through It

IHOTW 2304 Provine GateWell, it’s Texas, so maybe it’s a creek. I love those stories comparing what a certain amount of money buys in real estate in different cities. In fact, we’ve done that from time to time here on CandysDirt.com. Now let’s take $1.2 million. What do you get for that in, say Highland Park? A lot? As in, dirt? Yes, well I think you’d get some house, too, albeit small square footage and forget the Viking, forget the soaking tub in the master. In Preston Hollow? An older ranch, maybe a newer home built about 15 years ago backing up to a busy street. Very small lot. Granite — are you kidding? Lakewood? A nice tidy home, possibly newer, on a 60 by 140 foot lot.2304 Provine Front

I mean, you basically get 9250 Meadowbrook, just thirty miles north of Preston Hollow! There are panoramic views of the vast acreage from all oversized windows and balconies. The home is a whopping 7,135 square feet of space including six bedrooms, six and one-half baths, formals, media room, study, exercise room and sauna. There is a pool, a spa and a play-yard. You walk-out from the basement — yes, this home has a basement! — to a back yard wonderland. The basement has — I hope you are sitting down — two bedrooms, a kitchen, a crafts room, the exercise room and the sauna. Oh there is also an extra laundry room down here. Seriously, this floor could house a whole second family. 2304 Provine McKinney kitchen

2304 Provine mediaThe house was built in 1997 and looks as if the punch list crew just left. Travertine marble everywhere. The main level has formals, a gourmet kitchen loaded with a Viking Range, Subzero fridge, custom cabinets and granite counters, a tiered media room, a formal study with tons of built ins and a full wet bar — should be requisite in everybody’s office, and a mammoth master (18 by 20 feet) with a shelved sitting area (could be another office). Plus there’s a spa master bath and ginormous his/her master closets. McKinney-sized closets, that’s what they are! Outside, enjoy a luscious pool, spa, and play yard. The property is in a most serene setting: there is a creek running in the back of the lot, and a grove of trees that creates a forest-like effect. Talk about getting away! Provine Farm Estates is an upscale, modern community located minutes from US-75 on the west side of McKinney. The area is loaded with stellar homes nestled in wooded lots with matured trees, hills, winding roads and extensive landscaping. Currently there are only two listings. Get yourself over to Inwood Bank and tell them you need some money, honey, for 2304 Provine in McKinney. Price tag is $1,248,000. Wonderful article Candy!! Tower Group developed Provine Farm. You are so right that this wonderful Home could not be replicated today for double this price! The Owner created a very Special Home. We Developed Kings Gate in McKinney and Now The Hills Of Kingswood in Frisco . I can testify that this Lot would now be 1. Irreplaceable. 2. Valued closer to $1,000,000. A exceptional home for exceptional value!!! John Zouzelka.

Great article! There’s actually a video tour of the grounds and of the inside of the home at http://www.2304provine.com for anyone who’s curious. The aerial tour was taken by a “drone” and really shows how impressive the lot is.

Great property in a great development. Hard to find lots like this in the Dallas Fortworth metroplex.
