Sure, a fresh coat of paint is necessary for a home heading for the market, but it won’t make a $250,000 home into a $325,000 home. And while 8806 Rolling Rock is a good, balanced contemporary home, it’s a listing that’s fallen victim to optimistic pricing.

There’s no reason why this three-bedroom, two-bath home in Lakeland Hills should be on the market for three months. This is a good area with tons of other great 1950s-era homes that are close to White Rock Lake and the Dallas Arboretum, with access to tons of great shops and restaurants. Still, I just don’t get how someone could price this home at $325K all things considered.

Still it’s a great home, and it’s definitely getting warmer when priced at $254,000. There is more than 1,800 square feet of space, a great car port with storage behind a wooden gate, and a generous backyard. Truth be told, the interiors are kind of choppy, with a mix of flooring, ceiling detail, and finishes from room to room. Also, I want to love the den, but the weird painted brick section is just getting to me.

There is a very bright spot to this home, and that’s the kitchen. It’s updated with fresh cabinets and granite counters with a mosaic tile backsplash. Add in stainless appliances and a nice-sized breakfast room and it definitely carries the title of best room in the house.

There are two bathrooms in the home, and well, the master is just overwhelming. There’s way to much tile in this room, and it’s too dark. The upside is that it has a huge shower with glass tile instead of a door — a bonus if you hate how quick frameless glass shower doors get dirty (I know I do!).

You’ll also love the huge backyard, which sports an immense patio that is begging for some kind of pergola or sun shade. With that it’ll be fantastic in any weather. Truly, in the right hands, this home could be an absolute stunner. What do you think?
