Sure, the Park Cities are walkable, especially University Park, but if you want good schools, great homes, and sidewalks but can’t swing the hefty price tag of a home inside the HPISD borders, then we have a lovely property for you.

Located in Coppell, which has amazing schools, by the way, is 539 Hawken. It’s a 2,094-square-foot, three-bedroom, two-and-a-half bath, low-maintenance cutie in Deer Run, a fabulous community for young families. W.H. Wilson Elementary School, a TEA “Recognized” campus, is just down the street, too. It’s a lovely, close-knit community.

This house is just adorable, too, and a great size for a family with a few young kids that doesn’t want to spend their whole weekend mowing the lawn or weeding flower beds. The side yard, the only fenced-in area, is just large enough for a patio set and a grill, with a grassy spot perfect for kids to run around for a while. I love the upgrades in this home, which was built in 2001. It has new HVAC, new carpet, and a new roof, as well as gorgeous hardwood floors, great paint colors (bright without being overpowering), and designer light fixtures. The kitchen is tidy and neutral, and I’m sure you could upgrade the range and microwave venthood easily. I love how it and the breakfast area are open to the living room, which has a great fireplace and a television nook.

All of the bedrooms are upstairs, which also features another living area. This home has one of my favorite, most-overlooked features, too — an upstairs laundry area. No hauling laundry baskets precariously up and down stairs! I have twisted ankles, that way, friends, and a dear girlfriend of mine actually fell down the stairs and chipped a tooth that way!

The master suite is a good size with plenty of light, and could very well accommodate oversized furniture as well as an easy chair or chaise. The master bath is a five-piece gig with a spa tub and large walk-in shower. The vanity, fixtures, and wallpaper are kind of dated, but that’s easily fixed, right?
