Fact: Follow the Gayborhood for the Best Home Values — But Where ?

They might as well make this a Wikopedia fact: when gays move into a neighborhood, home values spiral upwards. A few days ago an article in The Dallas Voice asked, what areas do we call the “Gayborhood” in Dallas?
Is it a two-block radius around The Crossroads? The better part of Dallas County? Your bedroom on a Saturday night?
What would you say, about the area (not the bedroom)? The intersection of Cedar Springs and Throckmorton? Oak Lawn was Dallas’ first real Gayborhood, but now the happiness has spread to Bishop Arts, Beckley Club Estates, and the Disney Streets. Look at this great home at 1347 Michigan Avenue — it’s pending, and it moved pretty fast: $294,900. Located in hilly, sunny Beckley Club Estates just east of the Dallas Zoo, the home was beautifully redone by builder Marc Marion, who works magic turning 50’s ranches into sleek, contemporary jewel boxes. This one has 3450 square feet on a third of an acre, three bedrooms, three baths and a half, and glorious everything. Listed June 25, it was priced at $319,000 but dipped down to $294,900 and someone said, sold!
Anyhow, that’s at least three neighborhoods I can think of where the gay influx has brought up values and brought in good taste. Where are others?
The Meadows (75230) has over a dozen lesbian and gay homeowners and most have been here for years. Another dozen couples have bought, flipped and moved on to other areas. I recently met a lesbian couple who have lived on Lakehurst since 1999. I wasn't aware they were here and saw them out walking! Prices in The Meadows have more than doubled since my partner and I bought in 1995 (for $182K). Back then homes were in the $185 – $250 range. Now prices are $350 – $650 with $400 – $500 being the popular price point. The Meadows is south of Meadow Rd., north of Walnut Hill & east of Airline Rd. There are no HOA dues except a $35.00 volunteer donation annually. It has an active HOA and First Watch patrols. We like The Meadows more each year with its unbeatable location and low crime.

Candy – Midway Hollow is an increasingly popular gayborhood – along with near Northwest Dallas in general due to relatively affordable homes and lot sizes that cannot be found anywhere else in the city for the price. Although, prices have risen along with the popularity of Midway Hollow and there are numerous McMansions going up in the area.
New Builds are generally priced $ 600K to $ 800K in Midway Hollow.
Existing Single Family properties range circa $ 250K to $ 600K in Midway Hollow
depending on lot size and the condition of the overall property of course.
Adjacent to both Bluffview and Preston Hollow – the very central location cannot be beat !!!

Candy-Thanks so much for featuring this home! It is fab and Marc did a fantastic job!! The home you featured in the $100K range a few weeks ago belongs to my daughter, she has owned this home for almost 10 years! Prior to it becoming a gayborhood, some of us Urban Pioneers (SWF) were here fighting crime, organizing neighbors, cleaning up the area, buying other homes and remodeling them to help revitalize the area!! Just wanted you to know and the rest of Dallas, just saying!! Thanks for the publicity!!

OK, Gayborhood North = Walnut Hill NA, Disney, Royal Marsh Esates, Northaven Estates — Yep, great central locations, best homes, great neighborhood associations, close to airports, work centers, and some of the best homes to update and restore! And, now easy mass transit at Royal@Denton Drive. Wonderful friends gay & straight. Some folks call us – 'snob hill', but we accept the compliment with grace! However, for the next generation of 20-somethings, it's getting a bit pricey, so it's outstanding to see other areas of town becoming 'next on the list'.

My wife and I purchased a 2.700 square foot home on half and acre that had an additional 1,000 square-foot covered patio. Price? Hovering right at $400K.
