College living isn't what it used to be!

The Skyrock Condos are only two blocks from the Texas Christian University campus in Fort Worth.

Close your eyes and think about where you lived in college. Did you enjoy the dorm experience?  How about an off-campus apartment up multiple flights of stairs?  Maybe you lived in a house during your college experience?

I started college living in a dorm room that might have been a 10-foot-by-10-foot square.  It was cozy, to say the least. (Especially with my potluck roommate’s 15 bottles of Chaps cologne … beats me why.)

I finished my four-plus years of higher learning by cramming five guys into a three-bedroom, one-bathroom house, which was a total blast.  I think I paid $350 per month in rent.  I’d do all of it all over in a heartbeat, too!

(Full disclosure: I’m a Williams Trew Real Estate agent representing this development, but I’d be just as excited about it regardless.)

Allow me to introduce you to Fort Worth’s newest (and only) single-family, new urban construction, under-$400,000-priced homes located less than seven minutes from downtown Fort Worth.

Where else can you find such an offering?  You won’t find this offered in San Antonio.  You can’t find that product in Houston.  And this housing certainly doesn’t exist in Big D. Yes, literally 2.4 miles from these new homes is Sundance Square, Bass Hall, and world-class shops and restaurants.

Meet The Bluffs at River East.

urban views from many rooms in home

Sitting high on Overton Terrace Court allows for picturesque views. (photos: Norman and Young Photography)

How important are views when considering a home?  For some, it’s not a big deal.  They wouldn’t spend more or less on a home based on what can be seen out the window.  For others the views are high on the “must have” list when searching for a home.

If you are looking for a home of 4,250 square feet with five bedrooms, centrally located to just about everything in Fort Worth, complete with serene views from many rooms in the home, then you must check out 4501 Overton Terrace Court.

Must Have Windows

Of course in order to see the views the home must have plenty of large windows in the right places.

Huge windows allow for great views both inside and outside the home.

Not only do great windows allow for great views, they also bring in plenty of natural light and beauty to the home.

Can you believe this home was built in 2010

Yellow homes sell faster than homes painted other colors! (photos: Trey Freeze Media)

While Valentines are pink and red, can you guess what the most pleasing color to paint the exterior of a home might be?

White?  No.  Gray?  Nope.  Blue?  Nein mein freund.

Studies show that homes painted a warm shade of yellow are the most pleasing, and report that yellow homes sell quicker than others. It’s true, and we can tell that you’re already falling in love with this adorable yellow home in Fort Worth. Of course, you should always trust a bow tie-wearing Realtor!

Benefits of Yellow Homes

Not only do yellow homes give people the warm and fuzzies, they offer a plethora of perks.

How are you with directions?  If you didn’t have your GPS system on your phone would you be able to find an unfamiliar location?

Yellow homes are very pleasing

Usable front porches are rarely found with newer homes — not so at 1800 Lipscomb Avenue in Fort Worth.

The Trinity Trails are part of the Trinity River in Fort Worth

527 Trail Rider Road in River Heights takes full advantage of the Trinity Trails (photos: Trey Freeze Media)

The Trinity Trails — concrete and crushed granite paths that follow the Trinity River — are yet one more tremendous benefit to Fort Worth living.

If you have ever been to Austin and seen the vibrant gatherings of walkers, joggers, or cyclists along Town Lake, you will have a glimpse of what the Trinity Trails strive to become.

In recent year numerous shops, restaurants, outdoor venues and residential establishments have popped up throughout the Fort Worth fully taking advantage of the natural beauty of the Trinity River and trails.

(Assuming the federal government bails out one grossly over-budgeted project involving the Trinity River, in time there will be even more commerce along the Trails — but let’s get into political graft, greed, and nepotism at a later date)

One recently developed neighborhood in The River DistrictRiver Heights, takes full advantage of the Trails.

River Heights was once a garden nursery

Beautiful views of the river and easy access to the Trinity Trails make River Heights a highly desired community.

It’s been a while since a new condo project has happened in Cowtown (Rendering: Fender Andrade Architects)

It’s rodeo time in Fort Worth so it’s once again time to hype up the Cowtown moniker that has been bestowed upon the west side of the Metroplex.  But don’t worry, we’re not a hick town. In fact, we are becoming quite “Moderne.”

That is to say, The Moderne, a 43-unit upscale condominium project in the upstart Linwood neighborhood, will soon be breaking ground in our fair burg.

Linwood Neighborhood

If you haven’t been to Fort Worth in a while then you probably aren’t aware of the complete transition (or should we say gentrification … Fort Worth’s good at that) of the Linwood neighborhood.

What was once a blighted swath of land with a park in the middle of it located in one of the hottest areas of growth and commerce in all of Fort Worth — the West 7th Street development — Linwood took a massive beating in 2000 when the tornado came to town.

Spanish Revival at its finest

Built in 1928 but updated to 2019, you’ll find an amazing property at 2308 Winton Terrace West. (Photos: Trey Freeze Media)

It’s not easy to do. It takes time, patience, money, and certainly skill. I’m not talking about negotiating the government shutdown stalemate, I’m talking about perfectly mingling new materials and construction into an older home. What did you think I was talking about?

Think about it — most contractors want to simply tear down an older home and not mess with the hassle and painstaking fuss that comes with reviving it.

Spanish Revival flair

Beautiful barrel ceiling in formal living with upstairs catwalk

It’s also a tedious job, as many sizes of doors, windows, bathrooms and certainly closets were not up to the standard of savvy 2019 buyers.

When it’s done correctly, it’s a thing of beauty.
