North Oak Cliff’s Kessler Park is known for its eclectic and well-maintained architecture, including some marvelous Tudor revivals. The origins of the neighborhood date to 1924, and it is now part of a historic district with most of the houses built before World War II. 

Our Splurge vs. Steal today looks at two Kessler Park Tudors on one of the most desirable streets in the area, located catercorner to each other. Built just five years apart in the 1930s, they feel pretty different now. One offers updates and interior renovations; the other feels largely untouched. They are walking distance to Coombs Creek and the surrounding greenbelt, and a few minute’s drive to downtown Dallas.

Kessler Highlands TudorOne of the most appealing areas in North Oak Cliff is Kessler Park, with gently rolling hills, historic houses, and lovely, tree-lines streets. The area is made up of multiple separate neighborhoods, each with their own personality, like Kessler Park Estates, Kessler Square, West Kessler, and Kessler Plaza.

Today’s Thursday Three Hundred takes us to Kessler Highlands, the second oldest of the Kessler Park neighborhoods, and a gorgeous Tudor Revival house at 923 Thomasson Dr.

This 3-2 has 1,610 square feet and a highly functional layout, with original touches, like a working fireplace and a charming round-top front door with large circular window. Its also just three blocks from Kidd Springs Park and Recreation Center.

Oak Cliff TudorNorth Oak Cliff is one of the most sought-after areas in the DFW housing market, which makes it hotter than a fur coat in July. Houses regularly go under contract in a matter of days, and prices have increased substantially over the past five years in many of its neighborhoods.

The list of reasons to love North Oak Cliff could be its own blog post, but here are a select few:

  • The huge array of houses, in a variety of architectural styles
  • Unusual topography—actual hills!—and mature trees
  • The kind of neighborhoods where people know the names of the kids two doors down, like Ravinia Heights, West Kessler, and Winnekta Heights
  • Walkable neighborhoods, like Bishop Arts and Trinity Groves
  • An abundance of older homes with character, stories, and distinct looks
  • Proximity to downtown Dallas, Uptown, and other central areas of the city
  • The sense of it being an “up-and-coming” area of Dallas, with charisma and energy

Because so many people have realized the charms of the area, finding a property for under $200K can be a challenge. But there are still neighborhoods in North Oak Cliff where’s that’s possible. Sunset Hill is one of them, where the 2-1 at 2752 Catherine St. is located, near Hampton and 12th Street.

Wonderful Tudor home...

There are pockets of delightful, historic architecture throughout Dallas, and North Oak Cliff is rich with them. One neighborhood, Hampton Hills, was billed as “Oak Cliff’s Ideal Home Place” in ads from the mid 1920s, and is comprised of about 320 craftsman bungalows, Tudor houses, and pre- and post-war cottages, making it one of the most undisturbed areas of original architecture in the city.

Hampton Hills is bounded by Clarendon Drive on the north, Wright Street on the south, Oak Cliff Boulevard on the east, and Hampton Road on the west. For today’s Tuesday Two Hundred, we’re looking at a lovely Tudor on a quiet street in the area, 1325 Hollywood Ave. This house at is a 2-2 with 1,313 square feet, built in 1930, and it is listed for $240,000 by Mary Beth Harrison at Keller Williams’ Park Cities office.

This house was likely built by original neighborhood developer Alf W. Sanders and it’s full of the kind of original details that make me swoon. Take, for instance, the front of the house with its unusual, decorative brickwork and steeply pitched, cross-gabled roof.
