I’ll be honest: I was reading the doom& gloom real estate report in the Wall Street Journal last night, and gearing up to post something for you because, honestly, I always want to tell you the truth about the market. I know financing is 100% of our problem with the double dip — oh and I just heard that FDIC chair Sheila Bair is out effective July 1.

But I just could not write it. And I’m glad.

This morning I talk to Jeff Mitchell and David Griffin, to learn that 960 Kessler Parkway went under contract within one day of listing, and I think, where is this damn depressing data coming from? Further: Jeff tells me that of the last four homes he has sold, they all sold within four to five days of listing. I talk to my banker on Friday. She lives in Merriman Park Estates where prices have actually gone up! She bought her home in 2005 and it’s worth today more than it was then. Highland Park, she tells me, is where values are down.

The real estate market is a huge head-scratcher.

So get this: Jeff and David list Kessler on April 22, 2011. The next day, Pete Ryan from Briggs Freeman Sotheby’s brings in a client, who plops down a contract later that afternoon pretty close to asking ($995,000). Today is the last day of the option period and my guess is that by the time you are reading this, Kessler will be sold on paper and Todd will have had 24 hours to recoup from the Schlegel wedding and then start packing. He paid over $799,000 for the property in 2006.

I’m telling you, there’s no rest for the wicked and that includes ME! And BTW, Kessler Park real estate is on fire!

We can only imagine how Todd is putting his feet up in this home after pulling off yet another Schlegel family wedding. Bring on the Hush Puppy slippers! No sooner than he gets comfortable, David Griffin is calling and bringing someone over for a showing. David just listed this Kessler Park treasure along with Jeff Mitchell. I also heard the home was leased out for Super Bowl week to a major celeb. Definite San Miguel de Allende feel in the hills of East Kessler, this home has been photographed and featured in so many shelter pubs you have to ask for an autograph!

The guys basically took a plain Jane Mediterranean  built in the mid 90’s, and refined the original design into something both livable but appropriate for intimate and large scale entertaining. Many rooms open onto verdant outdoor living areas and patios, like a grand hacienda.

From the gorgeously heavy mahogany front door to  every room, hand craftsmanship rules! Hand trawled plaster finish walls,  antique doors, panels and windows carefully  retrofitted to bring design authenticity. Flooring is unfilled 24 inch square travertine slabs in all the first floor rooms and outdoor covered living areas.

The living room is accessed via a charming entry vestibule, features a barrel vaulted ceiling and French limestone fireplace surround. The dining room has that Fiscus touch, surrounded on all sides by curtains hung from continuous iron rods.

The kitchen is spacious and open, built around a large marble topped central island, painted mahogany cabinets and stainless counter-tops. Stainless appliances include built-in refrigerator/freezer, wine cooler, warming drawer and a Thermador 6 burner gas stove. It’s a two-story with terra cotta roof and white stucco walls on one of those craggy Kessler 93 by 158 lots. The home has 2677 square feet (perfect for an empty nester) four bedrooms, 3.5 baths, and a 2-car garage. And of course, if those walls could talk… well maybe they will to the next owner!
