Ritz residences receptionDon Carter sure got 2014 off to a great start by buying the last available penthouse space at the Residences at the Ritz-Carlton, Tower I. That would be unit 1802.

After selling his stately Georgian mansion at 4000 University in the Park Cities last July, 2013, I was told he was building out a huge unit at The Stoneleigh.

His home at 4000 University had a huge lap pool and putting green! There are six living areas, a bar room, wine cellar, two story formal foyer with split staircase, and full theater. In fact, Don unloaded a lot of his Dallas real estate portfolio last year: the man who basically birthed and nurtured the Dallas Mavericks into the sixth most valuable basketball team in the U.S. sold off his to-die-for North West Tower W condo of many levels in early October. The W was a giant custom unit, just shy of 4,000 square feet with two bedrooms, three full baths and one half as powder room on the 27th floor.

Well, on January 31 of this year, Carter snapped up the last unfinished shell space available in Tower 1. The possibilities are endless: the vast space ( 4258 square feet) could become a four bedroom mansion in the sky, with a bath for every bedroom and then some, a media room, separate den and of course all those 5-star hotel amenities including concierge, valet, room service, full service spa, fitness center, pet park, and the greatest people right at your fingertips.

Also, looking in DCAD, I see Mr. Carter is now down to owning just two residential properties here in Dallas, a unit at the W and this Ritz penthouse.

Wonder what happened at The Stoneleigh, why Carters didn’t buy there? I have heard they plan ten designer units for show at The Stoneleigh Residences, with top name designers decking out each of the models. Heard Sherry Hayslip will be one, heard designer Emily Summers (mother of Briggs Freeman Sotheby’s agent Caroline Summers) will NOT. Except for the model units, the Stoneleigh will be left as a shell for buyers to create their own world, kind of just like what Mr. Carter is doing now in 1802 North Pearl Street. Other high profile Ritz I owners include Dr. Jeff Adelglass, Kevin Twomey, Denny Alberts, Tim Headington, Ron Haddock, William Solomon, Ronald Disney, and Charles and Moll Anderson who bought Tim Headington’s penthouse on the 21st floor.

2340 Victory Park LaneUPDATE: I hate how slow DCAD is. Thank God for my sources. So Don Carter sold this unit to a real estate investor who lives in the W, Pierre Jean, closing 9/26. JP paid $1.2 because Carter basically said to him, take it, get rid of it. But of course it’s been updated and decked out to the nines, and there are not many of these multi-level units left. Former Cowboys player Kenneth Hamlin has the same unit on floor 23.

The kitchen is long, open and central, with a large island, gas cook top, Sub Zero and double ovens. Cook yourself up a storm, bring in Kent Rathburn, or call down for the W’s still strong, always dependable Whatever Whenever service. Don Carter has bought up a penthouse at the Stoneleigh Residences, which he is finishing out when he and wife Linda Jo are not sailing on their 41 foot power boat in the Gulf. It’s just enough space to hang out before and after a game, which Carter seldom misses in his signature cowboy hat. He retains a 4% ownership in the Mavericks team, Mark Cuban is majority owner. This unit is listed with Rogers Healy’s Steve Rigley at $2,500,000.

I love how this is totally unlike his home on University. It’s really a steal! Well, maybe…

All stone  on a huge UP lot of 100 by 200 on a corner to boot with huge lap pool and putting green! There are six living areas, a bar room, wine cellar, two story formal foyer with split staircase, full theater, his & hers studies, out of this world finishes of marble, millwork, hardwoods, premium appliances, copper gutters, slate roof, an elevator,  2 car port cochere, circular drive and gardens. Four bedrooms, four full and two half baths. There is a gorgeous guest house over the 3 car garage, and a stone fence surrounds it all. Truly one of the most dramatic homes in UP, and Sharon Quist had the listing, Jonathan Rosen and Sam Sawyer of Briggs brought the buyer. The home just closed June 12 for $3,900,000 off an asking price of $4 million. No wonder this one went: had been on the market since April 16, sold in two months. What took you so long?

Don Carter gardensCarter, is you know, is the son of Mary Crowley who started Home Interiors and besides being a talented businessman, he was also the founding owner of the Mavericks, which he sold in 1996 to that famous Perot/Cuban investment group, but remains a 4% owner. What I find interesting is that Carter is also a devout Baptist, but this home has a wet bar and wine cellar.
