‘Car Condos’ Roll Into Colleyville as Garages of America Expands

Texas luxury garage pioneer Garages of America is entering the Tarrant County market with a new location planned in Colleyville.
Located at the corner of John McCain Road and Colleyville Boulevard, the project will encompass 93,000 square feet across four buildings. Two will contain 47 individually owned luxury garage suites, the company’s raison d’être. The remaining two buildings will offer about 45,000 square feet of flex and office space for lease.
“The Colleyville project is 56% pre-leased and pre-sold already, and we only got approved for zoning 30 days ago,” Garages of America founder Fred Gans told CandysDirt.com. “It’s going to be a barn burner.”


Unlike many vehicle storage facilities, Garages of America sells its units like condominiums. Owners can customize the climate-controlled suites as collector-car showrooms, hobby workshops, or even entertaining spaces. The concept has expanded steadily across North Texas and other parts of the Lone Star State since the company launched its first location in Plano in 2014.
“Colleyville was an amazing opportunity,” Gans said. “We had strong support from the mayor, who’s a car guy and understands what we do and loves our niche. That’s what made that deal happen.”
The Colleyville City Council unanimously approved the project’s rezoning in June, allowing vehicle storage, office, warehouse, and retail uses on the approximately 3.8-acre site after months of public review.


Gans said the company does not plan to pursue traditional retail tenants, although a restaurant is under consideration for an end-cap space.

“We’re in the underwriting and critiquing stage with that entity, and they’ve got a good name and a good track record, but it’s not a done deal,” he said.
On the whole, the flex spaces will serve more as a traditional business park with office, warehouse, and showrooms. One well-known tenant has already emerged: Goodguys Rod & Custom Association plans to relocate its headquarters from Texas Motor Speedway to Garages of America’s Colleyville location.
Goodguys bills itself as the world’s largest hot-rodding association, with more than 70,000 active members worldwide. The organization moved its headquarters from California to Texas Motor Speedway in 2022.
Colleyville and neighboring Grapevine and Southlake make for fertile new territory for the Garages of America concept. Colleyville and Southlake rank among Texas’s most affluent suburbs, with median household incomes of well over $200,000.
In a press release, Garages of America co-founder Jack Griffin called Colleyville an “ideal location” for the company’s business model.
“This is much more than a place to store vehicles,” he said. “It is a destination created for automotive enthusiasts and people who want a secure, private, and customizable space to enjoy their passions.”
The Colleyville project represents the latest stage of a North Texas expansion. Last year, Garages of America broke ground on its Firewheel development in Garland, which will include 71 luxury garage suites and 10 flex office warehouse units. Earlier this year, the company added a second phase to its sold-out Carrollton community with 67 additional garage suites and six flex spaces.
Gans said Carrollton Phase II is complete and approximately 60% sold, while a flex showroom building is about 40% sold. The Garland location is expected to wrap up construction in November or December.
