Texas’ First Waldorf Astoria Set for 2027 Opening in Fredericksburg

Waldorf Astoria is betting big on Fredericksburg. The luxury hotelier’s next move brings Texas its first branded residences — and elevates wine country living in the process.

The 106-acre Waldorf Astoria Texas Hill Country will include 60 hotel rooms and suites, five restaurants, a full-service spa, and branded residences starting at $2.9 million. Construction is scheduled to begin this September with a projected 2027 opening.

Living at the Waldorf Astoria

Waldorf Astoria Texas Hill Country will offer a collection of three- to five-bedroom luxury residences, each designed with expansive outdoor living, high-end finishes, and access to resort-style amenities.

Specifically, the development will feature 87 branded homes: 50 private residences and 37 resort villas. The first phase of development will deliver 23 villas, five estate homes, and three smaller Sunday Haus cottages.

Resort Villas (approx. 3,200-3,400 sq. ft.) will be fully furnished 3- and 4-bedroom homes with private courtyards, some with plunge pools, designed for turnkey ownership and short-term rental flexibility.

Sunday Haus Cottages (approx. 2,600 sq. ft.) take their design cues from the historic Sunday houses of Fredericksburg, blending heritage charm with updated interiors. These 3-bedroom creekside cottages offer lock-and-leave convenience and access to the rental program.

Estate Homes (approx. 3,200-4,300 sq. ft.) will provide the most space and privacy, with larger homesites and fully furnished residences ideal for primary or second-home use. These homes are positioned along the edge of the 106-acre property, backing up to waterside views of Baron’s Creek and offering Hill Country views within walking distance of downtown.

Texas Wine Country

Located just south of downtown and surrounded by more than 100 wineries, the property is being developed by Wine Country Hospitality Partners, a group that includes Mark Harmon, founder and former CEO of Auberge Resorts Collection, Robert Radovan (Calistoga Ranch, Museum Tower), and Tim Sparapani.

“We’re drawing upon the unique architecture and history of Fredericksburg to create a new experience that puts this growing wine region on the map,” said developer Mark Harmon, who first explored Fredericksburg three decades ago with Auberge Resorts. Then, it was a sleepy Hill Country town, he told Hotels Magazine. Now, he sees parallels to the early days of Napa Valley.

“I’m now seeing the parallels of what I think is going to be the growth of Texas Wine Country. It’s starting to really come into its own,” Harmon told Hotels Magazine.

Developer Robert Radovan, founding partner of Criswell Radovan, the luxury hospitality development company behind Dallas’ Museum Tower, called the project “a significant shift for hospitality in Texas,” and said the branded residences offer “a rare opportunity to call this destination home.”

Partner and co-developer Tim Sparapani added that the team is creating “an extraordinary space for celebrations, gatherings, and rejuvenating getaways in one of the most breathtaking landscapes in the state.”

The design team includes Studio CABANFAB StudioTIPLER GroupStudio Outside, and Paul Duesing Partners. Lydia Mondavi will oversee wellness programming.

Hotel Amenities

Amenities include two resort-style pools, an 11,000-square-foot spa and wellness center, fitness studio, sports courts that include tennis and pickleball, a creekside walking trail, an events lawn, and a Kids Club. Dining venues will include an all-day restaurant, signature concept by Michelin-starred chef Dominique Crenn, a wine bar and lounge, pool bar, and a grab-and-go market.

Waldorf Astoria Texas Hill Country is part of a larger wave of high-end development in and around the Texas Wine Country. Several master-planned communities and hospitality projects are now in the works and will join other premium luxury properties in the area like the JW Marriott San Antonio, Omni Barton Creek, and La Cantera.
