Won’t You Be My Neighbor? Two Charming Hollywood Heights Cottages

By now, most of our readers know I live in Hollywood Heights and absolutely love my neighborhood. Homes don’t come up for sale here often, and when they do, they generally fly off the market. The most recent one had four offers the moment it listed.
But it’s summer, and loads of people are out of town, which means you have a better chance to snag one of these super cute Hollywood Heights cottages. They are both under two blocks away from me. That means you know you have a good neighbor nearby, and one with all the dirt!

With 1,712 square feet, three bedrooms, and two bathrooms, 405 Clermont Ave., built in 1936, is move-in ready.
I walk my trio of hounds by each of these houses every night and have enjoyed watching their metamorphosis on the outside over the years. It’s exciting to finally get a peek inside of them. Contrary to popular belief, I actually don’t know every neighbor and have not been inside every single home — yet! But of course, if you have a dog, I know your dog.

Each of these Hollywood Heights cottages has something special to offer. The one at 405 Clermont is best described as a brick Colonial-influenced cottage. It’s $100K more than the adorable stone and brick cottage at 526 Cordova St. That’s because it has one more bedroom, 330 more square feet, and a rocking bathroom remodel.

This Hollywood Heights cottage is really quite flawless. The kitchen has been updated with Thermador professional appliances, custom cabinets, quartzite counters, and a sonic ice maker. When the house was remodeled in 2016 with a redesigned expansion of the primary bedroom and the aforementioned rocking bathroom it took things up a notch. It’s definitely an Instagram-worthy bathroom with custom cabinets, marble flooring, quartz countertops, and a show-stopping vessel bathtub. The bedroom opens to the back patio through French doors and you can just imagine, when it’s cooler, having your morning coffee out here after emerging from soaking in that stunning bathtub.

We are going to miss the very good dog Buster, who resided at 526 Cordova St., My pack is hoping for a buyer with at least one pup we can carry on deep discussions with. It’s a perfect house for dogs because not only does this cottage have 1,382 square feet, two bedrooms, and two bathrooms, but it also has a garage apartment with a separate fenced yard space from the primary backyard. Buster used to chat with us from the landing of the garage apartment, then race up and down the fence line, showing off his athletic skills when he was allowed in the main yard.

This Cordova cottage sits on a corner lot, so you can socialize with neighbors from two sides. What’s always cool about remodeled Hollywood Heights homes is how different owners have reconfigured their floor plans, opening them up to create great flow and sight lines through the house. The updated kitchen opens directly onto a spacious back porch where I’d be spending all of my time when it’s not a thousand degrees outside.

If you have not read my many missives on Hollywood Heights, I’m shocked, but I’ll go over the attributes once again.
This is the kind of neighborhood where street parties and email chains for your street are a given. We have legendary Halloween and Christmas events that even dear departed Kinky Friedman has attended.

When there’s a storm and trees are down, it’s never surprising to see neighbors with chainsaws, going door-to-door to see if they can help, and by afternoon, there are neat piles at the curb. If your grid goes down and your neighbor is on another grid, you will see massive extension cords running across the street so folks can power up.

Lindsley Park is a neighborhood gem. Every neighborhood kid, including my own, grew up playing on the giant tree there. The Santa Fe Trail is at the end of the street from both of these cute Hollywood Heights cottages. White Rock Lake is close by, and if you are a cyclist, it’s an easy ride to the YMCA or the Lakewood Country Club.

This is also a conservation district, so the gentle density that the folks at city hall are pushing for is not going to happen here. That alone is an enormous selling point. Come on over. You’ll love it!

Love this area. I don’t live far from there, about a mile in apartments on Gaston. Would love to live in that area. But SS and my side job just doesn’t allow for down payment. I’m she the mortgage payment would be close to my rent. Oh anther lifetime maybe.
