Why Width Wins: Inside New Leaf Custom Homes’ Latest Joyce Way Showpiece

Some homes rise. This one reaches.
New Leaf Custom Homes’ newest spec at 6407 Joyce Way just hit the Preston Hollow market — and it may be one of the most distinctive properties in the builder’s portfolio to date.
The difference starts with width.
With roughly 125 feet of buildable span across a 0.45-acre lot, this 6,565-square-foot residence stretches boldly across its site. It doesn’t feel vertical or stacked. It feels expansive — and that proportion gives it instant presence.
“Wide homes are often the prettiest,” says New Leaf director of development Rylan Clark. “That’s what gives them architectural significance.”

Nearly 4,500 square feet unfold on the main level alone. The primary suite anchors one wing. A private guest suite occupies another. Between them, multiple living areas and dining spaces branch rather than align in a straight corridor. Clark describes the plan as one that “spiders out,” creating a dynamic flow that reveals the house in stages.
Here, proportion isn’t ornamental — it drives the plan.
Designer Samantha Bailey of The Design Shop approached the project the same way she does every New Leaf collaboration: pushing each home to feel more special than the last.
“Joyce Way was conceived as a warm Hill Country–inspired modern showpiece — striking from the street and intentionally welcoming once you step inside,” she said.
From the entry, the sightline carries straight through the living areas to walls of glass beyond. Move through the main living spaces, and the house opens to a covered patio, outdoor kitchen, and resort-style pool positioned along the home’s central axis.

The kitchen — a focal point both visually and spatially — opens directly into the main living areas, centered around a substantial island scaled to the room. Rectangular checkerboard tile brings graphic structure while still feeling classic. Behind the main kitchen, a fully equipped scullery and oversized prep pantry take on the heavy lifting — letting the front-facing space stay polished and ready for guests.

Throughout the house, Bailey layered “pause and stare” moments — details that invite a second look.
Tambour-cased openings immediately signal craftsmanship. The Taj Mahal stone–wrapped bar reads as sculptural and luxurious. A dramatic marble slab wall transforms the shower into a showpiece.
Designer lighting in the travertine-clad wine room creates a moody, gallery-like feel. Energetic wallpaper provides pops of personality — another reminder that this isn’t a predictable, play-it-safe spec.

Upstairs, three additional bedrooms, a game room, storage, and a second laundry area are tucked above the main level, allowing the first floor to remain expansive and uncompromised.
An added bonus: the attached, pull-through three-car garage goes beyond convenience — it’s a smart design move. Along with simplifying the daily rhythm of coming and going, the rear door opens directly to the backyard, creating a straight shot to the patio and pool.
For Bailey, each New Leaf home is as an opportunity to raise the bar — thoughtful architectural emphasis, memorable finish moments, and a fully cohesive interior experience.
“Today’s buyers want homes that feel collected, not cookie-cutter, and Joyce Way delivers that with a blend of bold statements, timeless materials, and surprisingly durable, livable choices.”
The New Leaf home at 6407 Joyce Way, Dallas is listed for $5.249 million.
