With construction officially topped out and presales underway, Rosewood Residences Turtle Creek is entering its next phase — and Dallas agents will get an inside look this week as appraiser Bryan Hagen joins sales director Christy Berry for a private market update for select agents at the project’s sales gallery.

The 17-story tower located at 3555 Dickason Ave. marks Rosewood Hotels & Resorts’ first standalone residential development in Texas. Developed by One Turtle Creek LP, the Beaux-Arts-inspired high-rise “topped out” or reached its full 237-foot height last month and is on track for completion in late summer 2026.

Berry is leading sales for the project. As part of this next phase of condo sales, Berry is hosting select agents to hear Hagen, owner of Hagen Appraisal Services, who will share insights into Dallas’ luxury housing trends and what the market looks like for one of the city’s most exclusive new addresses.

Rosewood Residences Turtle Creek will feature 33 custom homes ranging from 2,089 to 6,985 square feet — with prices that span $3 million for a two-bedroom to approximately $20+ million for a 17th-story penthouse with two terraces, condominium documents show.

Amenities

With just 33 residences, Rosewood Residences Turtle Creek is a rare low-density high-rise designed to deliver privacy, space, and five-star service on par with the brand’s best-known hotels. Homeowners will enjoy highly personalized service, supported by a dedicated Rosewood Residential Team that oversees every aspect of daily life — from concierge support to à la carte services such as housekeeping, turn-down, and personal event coordination.

The building’s amenities will include a private rooftop garden and resort-style pool deck with a heated plunge pool, outdoor yoga space, lounge seating, and barbecue stations.

The Owners’ Lounge will serve as a social hub, complete with a wet bar, wine lockers, kitchen, and dining room, where residents may host private events and dinners curated by Rosewood chefs.

The Library lounge will provide daily continental breakfast offerings and a selection of contemporary literature and periodicals. Residents will also have access to a wellness-focused fitness center with Technogym equipment, a conference room with a kitchenette available for catered gatherings, a private dog park and pet spa, and EV charging stations.

Superior Design

Architect Lucien Lagrange, whose portfolio includes the Waldorf Astoria Chicago and other notable Beaux-Arts-inspired towers, is bringing a classical-meets-contemporary vision to the Turtle Creek skyline, Rosewood officials said. His design draws from the Beaux-Arts buildings of the 1930s in Paris, New York, and Chicago, while creating a form uniquely suited to Dallas.

Interiors are by Dan Fink Studio, a Rosewood favorite recently named to the AD100 and ELLE Decor A-List. Drawing inspiration from the light and natural beauty around Turtle Creek and the Katy Trail, Fink’s design palette uses warm woods, refined metals, and natural stone to create a seamless connection between indoors and out.

A Return to Where It All Began

For Rosewood Hotels & Resorts, this development represents a return to where it all began. When Caroline Rose Hunt opened the Rosewood Mansion on Turtle Creek in 1980, she established a distinctly Dallas take on luxury hospitality: elegant but understated, with a focus on service that felt personal rather than performative.

The Mansion quickly became a touchstone for the city’s elite and an anchor of the Rosewood legacy. When the Rosewood Property Company built the Mansion Residences in 1992, the Spanish Mission-style building featured 24 penthouse shells — creating the intimacy of two units per floor. By building a high-rise luxury residence with all the advantages of a world-class hotel, Rosewood launched a concept that has now been copied worldwide.
