Updated Hunters Glen Georgian Legacy Mansion Lists for a Whopping $35M

We are living in an unprecedented time for luxury real estate, as illustrated by this University Park Georgian legacy mansion. Allie Beth Allman’s Alex Perry just listed it for an eye-watering $35 million.
Candy and I were recently reminiscing about the days when paying a million dollars for a home was a very big deal. A million won’t even get you a foothold in the Park Cities any longer.

This 1927 Georgian legacy mansion has always been a head-turner. English architect Bertram Hill designed it for Cullen F. Thomas, a well-known lawyer and politician. The almost two-acre estate is part of developer and retailer Leonard W. Volk’s vision. He wanted a neighborhood where families could build their own estates on large, scenic lots. As you can see, his concept was extremely successful and is emulated across America today.



We have lost so many historic homes to the wrecking ball, but there is something about this one that has kept it intact, and Perry nailed it.
“It feels like a home, even though it’s an estate,” he said. “The spaces make it feel grand where it needs to feel grand, and homey where it needs to feel homey. It’s a legacy property.”
It’s also gated and has a tennis court. You can no longer have either of those features in the Park Cities, another great thing about a historic property.


This home was spectacular when I wrote about it four years ago. So spectacular, in fact, that it sold in 90 days. So what’s new? Well, everything. Sebastian Construction Group recently completed a comprehensive cosmetic and mechanical remodel. The present owners, who relocated from California, upgraded it to West Coast luxury home standards. The 12,957-square-foot home now features five bedrooms, six full bathrooms, three half bathrooms, and 10 fireplaces because, well, it’s Texas and you can never have too much of a good thing.



The grounds have always been beautiful, featuring private gardens, courtyards, a tennis and pickleball court, a sculpture garden, a putting green, and a playground for the kids. There is even a two-story cabana with guest quarters and a completely remodeled gym. Everything here was also updated. The pool was resurfaced and re-tiled, the backyard bar was rebuilt, and the patios were resealed. There is Savant home automation for TVs, music, and the gates, a Lutron lighting system, and an integrated Ring and Luma security network with approximately a dozen cameras.
It’s clear that nothing was overlooked in the extensive update, so that price, while it may seem eye-watering, makes sense. I would not be surprised if we see this home sell again within 90 days because, as our friend real estate analyst Jonathan Miller recently posted in his Housing Notes newsletter:
