They may share a street name and a ZIP code, but these two homes on Seascape in West Plano are swimming in different waters — one’s floating in the deep end of high-end luxury, while the other’s making a strong case for practicality with perks.

And with both located in Willow Bend Lakes, a prime West Plano pocket near corporate HQs, Gleneagles Country Club, and top-rated schools, they’re equally well-situated — but I’m not picky. I’ll take either one.

Let’s start with 2613 Seascape Ct., listed at a splashy $2.95 million. This is not your typical West Plano remodel. It’s a full-blown reinvention, complete with over $700,000 in high-end structural and design upgrades. Think resort-style living — and not the kind that skimps on details.

The floor plan in this 5,470-square-foot home offers flexibility, which is nice for multigenerational families because face it, Grandma loves her babies but she doesn’t need to be surrounded by ALL of them. There are the primary and two bedrooms on the first floor and two bedrooms on the second floor, all with ensuite baths and walk-in closets. Basically, if you need space for hosting and hiding, this place has you covered.

There’s a Wolf professional gas range, double ovens, Sub-Zero refrigerator, a pot filler, a built-in coffee station, and enough custom cabinetry to make a heart flutter. That backsplash tile does it for me, too. Movie nights and game days “come alive” in the private theater and sports media game room with a second kitchen and full bath.

And don’t tell anyone this, but I actually like this one better, but who am I to turn down luxury?

This four-bedroom home (plus an office/flex space) delivers 3,427 square feet of functional, elegant space. The gated courtyard is just perfect. The kitchen opens to the family room and breakfast nook — ideal for casual hosting — and the primary suite includes a sitting area and private backyard access. There’s also a greenbelt behind the house and a golf course fairway across the street. Translation: no looming neighbors on either side.

Out back, there’s a pool surrounded by mature landscaping and a covered patio area. Not a giant “resort-style oasis,” maybe, but pretty, wet, and shady. Done. And it’s all within walking distance to the same community perks and Plano ISD schools.

So what’s the takeaway here? Same street, same school district, same neighborhood. But one’s got ultra-custom fixtures, designer finishes, and a price tag to match. The other is the more modest — but still polished — cousin. Both are good bets for buyers who want that West Plano lifestyle with a backyard pool and curb appeal. But depending on your budget and your bandwidth for upkeep, you’ll know which one makes a bigger splash.
