M2G Ventures Unveils Inwood Design Center Redevelopment Plan

The former Inwood Design Center between the Design District and West Brook Hollow is being redeveloped into a two-brand commercial complex: Inwood Design District and Ace on Inwood.
Spanning 740,000 square feet across 14 buildings, the property was purchased by Fort Worth-based M2G Ventures earlier this year. The company wants to transform the site (which has been home to showrooms and light industrial) into a mixed-use campus with two distinct destinations.
Inwood Design District will feature industrial and showroom tenants that will enjoy visibility along Inwood Road. Comprising 630,000 square feet in total, the project has 2,500- and 40,000-square-foot floor plates available for lease.

“We intend to further redevelop this asset, signaling a bold new chapter, one that showcases the possibilities when thoughtful design is applied to logistics, distribution, showroom, and warehouse needs in a location where users truly want to be,” said M2G Ventures co-founder Jessica Miller Essl, according to a press release.
Meanwhile, Ace on Inwood will span 109,000 square feet of retail and restaurant space with units starting at just under 1,200 square feet. Endcaps and patios will support outdoor gathering and branding opportunities. The goal is to attract boutique retailers and home furnishings stores to reinforce the area’s reputation as a place for design professionals and shoppers alike.

“It’s an opportunity to attract one-of-a-kind retailers in the heart of Dallas,” said Essl. “To be an ace means leading with vision, taking bold risks, and being at the top of your game. And that’s exactly the caliber of tenant that we are attracting at Ace.”
As of February, Inwood Design Center was leased over 90%, hosting tenants such as Community Coffee, Crate & Barrel, and White Glove Storage. Construction is slated to begin soon, with everything expected to come online by the end of the year.

M2G Venture’s project team includes Ibanez Shaw Architecture, RSM Design, Paper Kites Studio, Katie Murray, and Ramble Creative. Retail leasing for Ace on Inwood will be handled by SHOP Companies’ Jake Sherrington and Victoria Pappas.
The redevelopment will include upgraded exteriors, new signage, improved parking access, and extensive landscaping. Visitors can also expect curated public art ranging from interactive installations to murals.
M2G Ventures has a track record of targeting underused industrial properties for conversion into mixed-use developments. Some of the company’s projects include The Foundry District and Oxbow in Fort Worth and Proto Park in Dallas. It’s also got a hand in the Fort Worth Stockyards expansion.
