Driving around one day, I stumbled upon Kessler Plaza, one of the cutest neighborhoods in Oak Cliff. It’s located right next to Ravinia Heights and features adorable Austin stone cottages like this one. It’s also one of the few neighborhoods in Dallas that is still affordable.

I was thrilled when I came across this 1940 Kessler Plaza cottage because, although it appears small, behind its sweet facade lies 2,593 square feet with four bedrooms and three bathrooms. That’s almost twice the size of my little Hollywood Heights bungalow! But what really caught my attention were the rental possibilities here.

That’s also what caught the attention of Rosie Hernandez of RH Collective Properties, who has an innate knack for spotting a diamond in the rough and transforming it into a real estate gem. She has three standards when it comes to buying an investment property. “It has to be a great location,” Hernandez said. “It has to have income potential, and most of all, it has to be a house I’d want to live in.”

Think about that. You have TWO potential rental spaces in this home. Your mortgage might not just be offset; it could be completely paid!

I have always believed that owning a property with rental potential is the most effective way for people to enter homeownership today.  Whether it’s a duplex, a backhouse, or leasing out a bedroom in your home, it can really make financial sense. Having the ability to rent not only one but two parts of your home is simply brilliant.
