Tarrant County Leads DFW in New Listings as Summer Real Estate Season Heats Up

The summer home buying and selling season is picking up across North Texas, with Tarrant County seeing the biggest jump in active listings for April 2025 — up 27.3% year over year, according to the Greater Fort Worth Association of Realtors.
Despite the increase in inventory, prices are holding steady. Tarrant County’s median home price in April was $354,000, a 1.1% increase from a year ago. Fort Worth’s median price came in slightly lower at $338,000 — up 3.5% year over year — even as the city saw a 31.5% increase in active listings and a 12.9% decline in closed sales. Homes in Fort Worth sold in an average of 54 days, with 3.8 months of inventory, indicating a market still tilted toward sellers, according to the Greater Fort Worth Association of Realtors.
“The Fort Worth region is seeing more stability in housing than in recent years,” said Paul Epperley, president of the Tarrant County-area Realtor association. “With more inventory and greater affordability, it’s an encouraging time for first-time buyers and growing families looking to make a move.”
