Leon Multifamily Unveils First of 360 Units at Lakesound Luxury Community in Hickory Creek

Ready for a serene lakeside property with modern convenience? Dallas-based Leon Multifamily just announced the completion of dozens of luxury units at Lakesound in Hickory Creek. 

The Denton County town of Hickory Creek is nestled on Lewisville Lake about 30 miles north of downtown Dallas. 

Leon Multifamily, a subsidiary of Leon Capital Group, acknowledged in a press release Monday that although multifamily supply currently exceeds absorption, there is a strong demand for thoughtfully designed, high-quality properties.

Lakesound will offer 360 units and set a new standard for upscale living in North Texas, said Christy Chumley, VP of Operations at Leon Multifamily.

“The Lake Cities region, including Hickory Creek, is flourishing with infrastructure, businesses, and community appeal,” she said. “This area is becoming one of the more desirable destinations for renters in North Texas.”

Dallas-Fort Worth Multifamily Market Trends

Experts say the DFW rental market is thriving, driven by job growth, population influx, and business relocations. 

According to the Emerging Trends in Real Estate 2025 report by Urban Land Institute and PwC, Dallas-Fort Worth is the top market for real estate prospects, propelled by strong fundamentals such as a robust job market, significant population growth, and an attractive business environment, alongside sustained investor demand.

“Real estate investors and developers should be poised for an upturn in industry trends as the post-pandemic disruption abates and positive cyclical forces gain strength,” the report states.

The D-FW multifamily sector is evolving as demand for high-quality Class A properties like Lakesound grows, explained Scott Lyday, Managing Director of Design & Construction at Leon Multifamily.

Key market trends influencing the sector include:

  • Population Growth: Dallas-Fort Worth attracts young professionals and families with its booming job market and exceptional quality of life.
  • Demand and Absorption: The Dallas-Fort Worth area is leading in new apartment deliveries but with high absorption rates underscoring the region’s strong multifamily housing demand.
  • Occupancy and Rent Stability: Class A multifamily properties maintain high occupancy levels with minimal rent fluctuations.
  • Suburban Growth: Submarkets between Dallas, Fort Worth, and Denton are benefiting from population shifts and heightened demand.
