In Hollywood Heights, the Trees Sell Houses

A couple of the best trees in Hollywood Heights are for sale. As a bonus, there’s a lovely house that goes with them. You may not think people would buy a home because of the trees, but a tree played a big part in my home-buying decision many years ago.
After discovering Hollywood Heights in 1990 and touring several houses, a pecan tree sealed the deal for me. Growing up through the back deck and towering over the house, the massive pecan seemed to offer both protection from the elements and nourishment for the soul. I was hooked.

Hollywood Heights may be best known for its stone-embellished Tudor homes, but when people come here for our neighborhood home tour each year, you hear them marvel over our trees. We could probably host a tree tour!
You may not know an address in the neighborhood, but if you say, “Oh, it’s the house with the two giant Deodar Cedar trees,” everyone knows you mean the adorable Hollywood Heights ranch on the corner of Cordova and Ash. I walk by it every day with the pups, and we always stop to admire not only the historic giant trees but the beautiful landscaping.
I was a bit shocked to see a for sale sign in the yard. The first family I knew that lived here was in place for at least 18 years. It’s not a home or a neighborhood you leave easily. If you do leave, you generally come back. In fact, many people simply move within the neighborhood. So, this is a find.





One of the big draws to this 1950 Hollywood Heights ranch is the separate entrance in the backyard. Years ago, the owners (the ones who lived here for over 18 years) built an addition so a family member could move in and have a very private area. Considering how many of us are looking for a multi-generational living situation, it’s a pretty brilliant feature.
The house is now 2,156 square feet with three bedrooms and three bathrooms, so it is considerably larger than you would imagine from the curb. It has a great open flow and one of the best home offices I’ve seen, with windows overlooking the front and side yards.






Hollywood Heights is a conservation district. While that means you have a few restrictions, there is nothing insurmountable. The conservation ordinance also protects the neighborhood from having a giant Lego box of a home next door to anyone. It’s also one of the friendliest neighborhoods you could ever hope to find and has some quirky traditions. If you nab this sweet deal now, you can enjoy one of those, our fabulous Easter parade!

Your headline about “The Trees Sell The House” is spot on but don’t forget the rolling hills. When we discovered Hollywood/Santa Monica in 1978 through a friend, it felt like we were still in our childhood homes in New York and Pennsylvania. Every time we drive into the neighborhood, it reminds us of how lucky we are to live here.
Aren’t we? It’s such a special place.
