We are quite aware “charming” can be overused when describing some of the older, smaller homes. This adorable bungalow qualifies, but other words could be used, too.
How about pretty, appealing, inviting, cozy, sweet, delightful, or picturesque? Take a look at these pictures where this charming — oops, there’s that over-worked word again — one-story looks magazine-worthy. The curb appeal is massive for this jewel box of a house with shutters on the front windows and a oh-so-cute front porch framed by posts and railing.
This house found at 4124 Birchman Ave. in Fort Worth could be described with a thesaurus full of positive words. Listing Realtor Joseph Berkes with Williams Trew has a few of his own.
“Cute” is one of the words he used to describe this 1,345-square-foot home. He has more, too. “Easy.” “Remodeled.”
A Brick Bungalow

Amid other charming — there’s that word again — bungalows also listed at less than $500,000 in Arlington Heights, this one stands out. Berkes knows why.
“For these old bungalow houses, it’s really taken care of,” he said. “Compared to other homes, it’s really well done.”
“Brick” is another word Berkes chooses to describe this house.
“A lot of these old houses are siding, and it’s hard to find nice, brick homes done in that era that are brick and well maintained,” he said.


Original Mixes with New
While there are plenty of updates, important parts of the original 1944 construction remain in this three-bedroom, two-bathroom house. The original wood floors, the wood-burning brick fireplace, and the traditional mantel endure.
Then there are modern renovations that today’s buyers want. The kitchen has been upgraded with stainless steel appliances, granite countertops, new decorative lighting, and sharp, black-painted cabinets. Both bathrooms received a facelift with new fixtures and tile, and the floorplan now allows the kitchen to flow into the dining space and living room.

“Whoever buys it is going to love the walks to the museum to the restaurants,” the Realtor said, adding that it’s just five blocks off Camp Bowie with all its restaurants and retailers. Sitting across the street from South Hi Mount Elementary School, the house also is near Fort Worth’s museum district, Dickie’s Arena, a block from I-30, and close to downtown Fort Worth and Texas Christian University.
“It’s literally right in the middle of everything,” he said.

Besides the location with its sidewalks, mature trees, and easy access to the city’s popular destinations, Berkes can think of a few more words to describe the house.
“It’s as cute as a button,” he said, and maybe charming, too.
