Stainback Construction

New construction does not often catch my eye. But when I came across this new home in the heart of Lakewood, I was intrigued. There was something different about it. Then I scrolled down to read the description, and it all made sense. The builder is Stainback Construction, and if you know anything about the Stainbacks, they never cut corners.

Ford Stainback is the son of Kent Stainback, founder of the Stainback Organization, who has been in real estate development for over 35 years. Kent’s most recent concept is developing luxury rental properties in the Park Cities. If you’ve been in one of these properties, you understand the apple has not fallen far from the tree. Ford is carrying on the family legacy of intelligent and thoughtful luxury construction and has chosen Lakewood as his focus.

“We moved to Lakewood about 10 years ago, bought a little house, gutted it, and redid it,” Ford said. “I knew Lakewood was where I wanted to live and work.”

Most of the homes in Lakewood today are custom-built, and Ford saw a niche. No one was building spec homes, and he knew what he wanted to deliver — an exceptional, thoughtful, quality product. “We figure out something different that will make our homes more unique than other builders.”

I think they have succeeded beautifully. The features Stainback Construction comes up with are a testament to the innovative design and meticulous craftsmanship that Stainback is known for.

For instance, how often do you see a balcony on the front of new residential construction? It not only enhances the curb appeal but also allows more natural light into the house. Best of all, you can still engage with the neighbors but with a level of privacy that a front porch does not offer.

We all love a floating staircase, but what I really love is the reason for it. “We wanted to see the tree, and the floating staircase made sense,” Ford said. Taking nature and light into consideration is always at the top of the Stainback Construction list.

Features include a smart home system, custom solid steel doors, and Pella windows.

Stainback Construction Considers Lakewood Lifestyles

There is also consideration for different lifestyles because, in addition to the influx of young families, empty nesters are flocking to Lakewood to take advantage of the proximity to White Rock Lake, trails, and the not-too-far Dallas Arts District. So Stainback Construction included an elevator just past the staircase!

The framing over the Wolf range shows attention to the smallest details, and I’ve always been a fan of tiling from counter to ceiling. It is practical, easy to clean, and beautiful.

What intrigues me about this Lakewood spec home is the storage.

From the built-ins on either side of the family room fireplace, a nod to historic Craftsman construction, to the butler’s pantry door opening from the garage. Ford calls it the Costco door because we all know what it’s like to come home from a shopping trip to Costco. With this clever door, you can just push items straight into the pantry from the garage through the Costco door!

The pantry includes a Miele coffee maker, a Wolf microwave, SubZero fridge drawers, a wine fridge, and an ice maker. These thoughtful storage solutions make life easier and more organized for homeowners.

With an elevator, the second-floor primary is logical because it offers more room, and wow, does this one have room! Rich wood beams enhance the ceilings in the primary bedroom and bathroom and do not miss the party shower when you come to see this home. The second level of the 5,314-square-foot home also features a game room with a wet bar and, of course, that great balcony. There are four bedrooms in total and four-and-a-half bathrooms.

The primary suite features two enormous closets by California Closets.
A large covered patio overlooks the fully turfed backyard.

Building spec homes is not for the faint of heart. You are betting your vision will match a buyer’s. I’m betting Stainback Construction has ticked all the boxes and more.

Wonderful article! Ford has remodeled my master bathroom and I think it’s a knock out. He does incredible work! Even if I am his aunt, I’m telling the truth!
