Fort Worth’s 76104 ZIP Code is Getting Zippier Near Downtown, Hospital District

Realtor Diana Flores has a listing in Fort Worth Southside that has what buyers want.

The 76104 ZIP Code hasn’t always been one of the hottest ZIP Codes in Tarrant County, but watch this space.

“Honestly, I think that area has been rougher,in the past, but the lots are cheaper in 76105 and 76104,” said Realtor Diana Flores with Swingle + Co. Realty. “Now that whole area is being gentrified.”

The last three years, she’s seen things change. Block after block is being filled with new construction, in neighborhoods known for older, smaller homes, Flores said.

One example is her listing at on E. Morphy Street in the 76104 area. The house that Haro Construction just completed this year has much of what many buyers want.

“It’s one of the biggest houses on the biggest lot,” Flores said. The house measures 1,972 square feet and is situated on Fort Worth’s Southside.

With Southside Location, 76104 is an Easy Sell

From the front door to the hospital district is less than 10 minutes.

The location is one of the house’s selling points, too. It’s under 10 minutes by car to Fort Worth’s hospital district or Fort Worth’s convention center, and less than five minutes to Texas Wesleyan University.

In addition to the property’s fantastic location, the house itself is a plus. Flores, whose family is in the construction business, said this house is not a cookie-cutter product.

“Everything inside the home is custom-built,” she said. “It’s a modern aesthetic vibe. They’re going for the new, modern look.”
