Don’t Miss This Casa View Remodel With a Realtor Assist

It’s been a minute since we hit up Casa View so we’re due. Guess what? It’s still cute and it’s still a great neighborhood with values that align with the era of the homes.

Residents say it’s friendly, neighborly, and the kind of place where you borrow a cup of sugar. Like real sugar. Not coconut sugar. No judgment. But for real, have you tried oatmilk because whaaa? So smooth. Gentler on your tum tum.

But this isn’t my aging ungracefully blog, it’s CandysDirt.com, dang it. You came here for the house porn.

A Realtor With a Vision

Back to the house … it’s cute on the outside and completely updated on the inside. The remodeler took his time and reimagined the home for today’s modern living. That might sound like it came out of a sales brochure, but it’s true. Of course, he had a secret weapon throughout the process, too, in Fathom Realty’s Alina Nesterenko.

That’s one of the services she provides for her clients — design expertise. She knows the market, knows what buyers are looking for, and can definitely help steer her clients in the right direction whether they’re remodeling for themselves or a future buyer.

Builder Buds in Casa View

Nesterenko said she walks the property with her client before purchase, offers suggestions to get it to the sales price they’re looking for, is happy to stop by and check the progress along the way and then once the renovation is complete, she lists the home, markets and negotiates on her clients behalf.

Judging from the finish out on this Casa View home, she has great taste and she definitely has the ability to design for the market.

Nesterenko said another big part of what she does for her clients is to help them work within their budget and set priorities to maximize the dollars they have, too.

She’s also very transparent and said yes, this home was under contract. During the inspection a few things popped up, the owner addressed them and now they’re back on with a very slight increase to reflect the additional mechanical updates.

The roof has been replaced, the electrical updated, the foundation stabilized, and more.

A Stunner Inside And Out

As far as the interior, a wall was removed to create an open floor plan with an oversized living and dining area. The kitchen is large, especially for this era, and double especially because the washer and dryer were relocated to the hallway where they’re closer to the bedrooms, which is typically where dirty clothes are stored.

Nesterenko said her favorite feature is the covered back porch. She said this time of year as leaves return to provide the soon-to-be-coveted shade, it’s really quite spectacular.

Nesterenko has 3006 San Medina Avenue listed for $375,000.
