They met the home builder a few years ago. When Day expressed an interest in building in Heath, he turned to Ruggiano with her husband, who owns Precision Roofing Group, who knows Heath and what buyers want in a home better than anyone. Together, they decided collaborating on a spec home was a great idea. 

“I work with buyers and sellers, so I have a unique perspective,” Ruggiano said. “I know how important it is to have a big pantry and a big laundry room with concealed storage for all the items kids need to have accessible. I also know if you are adding a pool, you don’t want the kids coming through the house wet, so having a pool house is essential.”

The team got to work and secured an excellent half-acre corner lot in The Fairways of Heath.

“This one was fun because of the location and the lot, which really shapes a house because you are creating multi-sided architecture,” Perkins said. “The Fairways of Heath is a newer phase of an existing community, so there was an opportunity to bring some newer ideas and set the tone for the neighborhood. Privacy is always a consideration, and creating a space that will allow for a potential pool to be added is important.”

Day has always wanted to design a spec home, and the collaboration gave him that opportunity. He and Perkins are long-time friends who have worked together for years, so he was confident in giving Perkins design freedom.

“I just did not want another white brick house on the street,” Day said.

“The first draft only had to be tweaked slightly to get the 4,496 square feet we wanted. We added the 289-square-foot pool house, knowing how important it has become to have a multi-use flex space with a full bathroom. It can be used as additional office space, a studio, a gym, or a guest suite. We also added a one-car garage space because this is a golf cart community, and although it will fit a boat, we know people want a place for the golf cart!”

As the team was getting ready for finish-out, a buyer came along. “It was really the perfect point because they could select finishes and determine flex space use,” Day said. 

The buyer just happened to be Instagram influencer Nichole Copenhaver, whose @thestellalane page has over 30,000 followers. Talk about a match made in design heaven! 

“As soon as we walked in, we knew the exact flooring we wanted to include along with a modern touch in oversized iron and glass entry doors,” Copenhaver said. “We replaced every light in the home to have a stylish Serena & Lily feel. We like the feel of sophisticated elegance but in a casual way.”

The Copenhavers move quite often for business, or they’d have never left this beautiful five-bedroom, six-and-a-half-bathroom home. 

“If I could pick this house up and move it anywhere in the world, I would,” Copenhaver said. “From the unique floor plan to the thoughtful designer details, it’s a designer’s dream. We are currently home hunting in Denver, and we compare everything to this home and, especially, the way it made us feel — at home!
