These Properties Prove Melissa is More Than Meets the Eye

If you travel up Highway 121 just past McKinney, you’re bound to go straight through the up-and-coming city of Melissa. As a Dallas area resident for the past several years, I have to admit I had not heard much about this town until recently. However, when I saw the story about a $35M 10,000-seat football stadium opening in this sleepy town, I had questions like, “Who is this football team? What is this school? Where will they find people to fill these seats?”

Upon some initial digging, I learned that Melissa has blown up in the last couple of decades. With less than 900 residents in 1999, Melissa has exponentially expanded to include over 19,000 inhabitants in 2022. With a population boom this substantial, I had to see what the real estate market looked like.

For this edition of Suburb Sunday, I’m excited to showcase three distinct homes in Melissa that range from a ranch retreat to a contemporary masterpiece. Let’s have a look.

A Three-Acre Property With Tons of Potential

4210 County Road 413

  • Three Bedrooms, Two Bathrooms
  • 1,550 Square Feet
  • $750,000

Anyone looking to get away from it all without losing touch will love this week’s first pick. Situated on a full three acres, the home at 4210 County Road 413 offers serene solitude right next to an up-and-coming suburb and the new Melissa High School stadium.

“I’d say the best thing about this home is that it provides the best of both worlds,” said listing agent Cynthia Coggins with Keller Williams Realty Allen. “It’s got plenty of room to use however you’d like. It could be a personal home or even a commercial property. Also, it’s nestled next to a newer neighborhood so it’s close to all the attractions that will be built around that.”

The home itself boasts a rather charming interior, and it’s adaptable to any style.

“It’s a really quaint home,” said Coggins. “It has a great style and I think it has tons of potential no matter how one intends to use it.”

A Grand Home with Green Space All-Around

2912 Ellsworth Avenue

  • Five Bedrooms, Four Bathrooms
  • 3,244 Square Feet
  • $599,900

Those looking for a spacious home in serene surroundings need look no further than our next pick.

“There are so many things to love about this property,” said listing agent Rachel Robertson with The Mosaic Agency. “First, the backyard is stunning. I just love the extended back porch with the cooking area and Green Egg grill. It backs up to a greenbelt and features big, beautiful trees throughout.”

The interior has a lot to offer as well. With fresh paint and brand new carpeting, it’s move-in ready and provides a pristine start to the next buyer.

“It’s actually a really big home,” said Robertson. “This floor plan opens up and it’s ideal for entertaining. I love the open kitchen. Also, it has a full bedroom with its own bathroom downstairs, which would make for a great mother-in-law suite.”

A Modern Melissa Masterpiece

6 Meadowbrook Circle

  • Four Bedrooms, Five Bathrooms
  • 4,227 Square Feet
  • $1.15 million

Our final home this week is a modern beauty with some really unique and interesting features. It’s actually one of those rare, one-in-a-million Texas homes that features its own basement. Also, it boasts multiple balconies with impeccable views.

“As a Texas realtor I’m sometimes asked about basements from out-of-town buyers,” said listing agent JT Hardcastle with The Real Estate Project. “I usually have to explain that Texas doesn’t really offer them. However, it’s been cool having this property to show that includes a great basement.”

Of course, things above ground are just as exceptional in this contemporary three-level gem. From head to toe, this home exudes a well-designed style with modern touches throughout.

“Of course, the home has huge windows and pulls in beautiful views and natural light,” said Hardcastle. “The property is surrounded by trees and it just makes a perfect retreat. It’s a stunning property.”
