Business is booming in North Texas, and that, of course, is great for real estate.

Here are a couple of reasons why. Coming soon to the Alliance area of Far North Fort Worth and Southern Denton County are more business developments along Interstate 35W. Hillwood announced last week two new industrial buildings under construction north of Westport Parkway — Alliance Center East 2 and Alliance Center East 3.

The two buildings are expected to add almost a half a million square feet to Alliance Texas, Hillwood’s 27,000-acre mixed-used development. Hillwood’s statement declared the new buildings will be designed for companies needing 84,000 to more than 224,000 square feet. Well, that’s a lot.

Add to that the purchase of another North Fort Worth property, Railhead Business Station. California-based Westcore bought the four-building business park, the company’s first Fort Worth property.

So business is good along I-35W, where it’s close to major highways. That highway, Highway 114 and Highway 377 point the way to downtown Fort Worth, the University of North Texas, Alliance Airport, DFW Airport, shopping, and Babe’s Chicken Dinner House.

Those people working, shopping, and eating in the Alliance Area need a place to call home. Good news, Realtors. Let’s check out some open houses in the area, shall we?

302 Tait Court, Roanoke

This Roanoke home sits in a cul-de-sac of a golf-cart-friendly neighborhood.

Light and bright, this two-story Roanoke home sits on a half acre with a prime location in a cul-de-sac. The neighborhood is golf cart-friendly, so zipping around there is easy, and it’s not far from restaurants, shopping, and entertainment. I-35W is nearby, as is access by car to Dallas/Fort Worth International Airport.

The traditional home’s 3,986 square feet includes five bedrooms and four bathrooms. Listed at $1.19 million, the two-story house was built in 2014. The kitchen offers granite countertops and a butler’s pantry, while the living room centers around an eye-catching stone fireplace.

Want to avoid the North Texas traffic and spend time relaxing? Retreat to the backyard to enjoy a pool, spa, outdoor kitchen, and a covered patio.

The dining room is part of the home’s light and airy vibe.

300 N. Pine Street, Roanoke

This 3,384-square-foot house is close to all the Alliance area action, but it’s also situated near everything going on in historic Roanoke. If you haven’t been to what was once a sleepy little town in a while, it’s time to check out Roanoke. Lots of shopping and restaurants there, plus the central business district is cute, too.

The two-story, custom built in 2020 on a corner lot, is listed at $1.088 million. Sleek and strong-lined, this house’s numerous large windows allow lots of natural light. If it gets too bright in the house, its new owner can just close the automatic window shades.

The home features four bedrooms, four bathrooms, high ceilings, and hardwood floors throughout its open-concept layout. The primary suite offers a spa-like bathroom and an oversized walk-in closet. Upstairs are three more bedrooms, a game room, and a reading nook.

The home is within walking distance to Roanoke’s restaurants and very convenient to highways 114 and 377 so zipping to Dallas or Fort Worth is easy, too.

A wall of windows allows natural light to flood the living room.
The kitchen’s focal point is the breakfast bar.

This home, listed by Christie Deaton of Berkshire Hathaway HomeServices PenFed Realty, will be held open from noon to 2 p.m. Saturday.

An open-concept floorplan, this two-story home offers 3,225 square feet of living space and is priced at $699,000. Four bedrooms and four bathrooms include a primary suite with both a soaking tub and a walk-in shower.

Its living room, study, media room, and game room make it a family home with lots of ways to connect. The kitchen, ready for meal prep with stainless steel appliances and granite countertops, offers a large island for casual gatherings.

Cooking outside is also an option since there’s a backyard kitchen, along with a swimming pool and firepit. More ways to relax are part of this home’s total package since it’s a part Hillwood’s master-planned community. This Harvest neighborhood includes such perks as fitness centers, sports courts, swimming pools, and walking trails.
