What’s Developing: Build-to-Rent Homes in Chisholm Trail Ranch

As more newly completed homes are coming on the market from Sandlin Homes, HistoryMaker Homes, Lennar, and others, Avanta Residential has announced a new build-to-rent community of townhomes and patio homes coming in Spring 2024.

Avanta Residential recently closed funding for 26 acres within the Chisholm Trail Ranch to develop a build-to-rent community. The community, called Avendale at Chisholm Trail Ranch, marks Avanta’s second project in the Dallas area (see Painted Tree below) and its third project in Texas.

The single-family rental community will consist of 247 one-, two-, three- and four-bedroom patio and townhomes built by Avanta Residential. Avanta plans to deliver homes at Avendale at Chisholm Trail Ranch in Spring 2024.

Chisholm Trail Ranch

Located nine miles south of Downtown Fort Worth, Chisholm Trail Ranch occupies 625 acres along the original trail. The neighborhood is in southwest Fort Worth near Crowley at Chisholm Trail Parkway and McPherson Blvd.

The master-planned community incorporates an expansive hike and bike trail system, linking the existing parks and schools in the immediate area as well as highlighting the City of Fort Worth’s new 75-acre Chisholm Trail Park and Community Center along McPherson Blvd.

Community amenities include a resident amenity center, which features a clubroom with a kitchen, fitness center, yoga lawn, outdoor living room, a resort-style pool, and a kids splash pad.  In addition, there are lounge areas, dog parks, walking trails, and playgrounds spread out across the different neighborhoods in the community.

Chisholm Trail Ranch Homes For Sale

Chisholm Trail Ranch already features new homes from HistoryMaker Homes, Sandlin Homes, and Lennar Homes starting from the $300,000s.

Sandlin Homes (whose founder J.B. Sandlin is the grandfather of CandysDirt.com preferred builder Chris Sandlin Homes) is nearing completion of this 2,980-square-foot home at 9016 Saddle Free Trail for $487,900. This brick and stone facade home features a three-car garage, a gourmet kitchen with 3cm counterstops, and luxury laminate wood in all common areas. High-end upgrades and designer finishes throughout.

HistoryMaker has 6500 Trail Guide Lane nearly move-in ready for $499,990. The 3,969-square-foot home has five bedrooms and four baths with a spacious kitchen that opens to the family room and formals.

Homes in Chisholm Trail Ranch are zoned for Crowley ISD.

The Shops at Chisholm Trail Ranch

The Shops at Chisholm Trail Ranch, located across Chisolm Trail Parkway, opened in April 2020 with 90 percent of its available retail space already leased, according to original developer Dallas-based StreetLevel Investments. Today it’s 97 percent leased and features national retailers including Marshalls, Old Navy, Ulta, Bath & Body Works, and The Joint.

The booming shopping center within Chisholm Trail Ranch recently changed hands. In Dec. 2022, Mazaheri Properties acquired the Shops at Chisholm Trail Ranch, from StreetLevel Investments for an undisclosed amount, the Real Deal reported.

Meanwhile, Avanta Residential is making progress on the 27-acre Painted Tree development in McKinney, a build-to-rent neighborhood of 276 homes and townhomes. It’s set to open late 2023. With goats.
