Kicking it off with a bang by not following directions. Here’s a peek behind the curtain.

I write the Tuesday $200k or $300k. This column should be about any home in that price range. And I stick to it. Generally. But then this one popped up and I thought there might be some future Ropers (from the ABC hit sitcom Three’s Company pre-Mr. Furley) out there that are looking for a spot near the Regal Beagle. Or in this instance, Oak Cliff.

This leads me to this revenue-producing property that’s actually an adorable duplex.

It’s straight up listed as “Residential Income,” and the property currently has two tenants. One’s in it until the end of February and one’s in it for the long haul — until September. Based on how freaking cute these are, I don’t think you’d have any trouble keeping them occupied. And they have the cutest yellow doors.

One unit has been fully renovated while the other maintains the classic 1950s charm. (We’re talking about a yellow tile kitchen and a pink tile bathroom. The holy grail. In my opinion. No one asked? Putting it in digital print anyway.)

Everything in both is crisp and clean — white walls, white trim, and refinished hardwoods. Newer windows, a gated, private, low-maintenance backyard. A detached garage that’s also gated. Talking off-street parking, y’all.

In the updated unit, the kitchen is huge with fresh cabinets, a neutral tiled backsplash, and black granite countertops. There’s a ceiling fan in there, too, to keep you cool while you’re baking up all those pies to set on your windowsill for wayward cartoon characters to snag. There’s even a coordinating built-in black granite dining table/breakfast bar/additional prep area.

Overall, this is such a killer situation if you’re looking to add to your real estate empire. Or if you’re just starting to build one. Since one tenant is headed out soon, you can live and earn, right?
