Live An Amenity Rich Life at Canyon Falls in Denton County

Share News:

Canyon Falls is a master-planned community tucked between Flower Mound and Argyle in the Denton County town of Northlake. And it’s kind of the best of all the things.

It has everything you need — walking trails, a clubhouse, a community pool, an elementary, a high school, and a gorgeous, better-than-new-construction-but-very-recently-constructed home. Why better? The owners took care of all the extras. They added two-inch wood blinds, a pool, an outdoor kitchen with a built-in grill, and a gorgeous pergola.

It’s that easy living you’re looking for; seriously, this house is gorgeous. It’s spotless and picture-perfect. I mean, hello, there are the photos, right? Prove me wrong.

The layout is exceptional. Open and airy with loads of windows and views of your own private backyard paradise. Everything is neutral and new and there’s room to spread out. You know how new homes just have that ahhhh, elbow room? This one has it and then some. There’s basically a 100 percent guarantee you won’t bump into anyone or anything because spacious.

Beyond the stone retaining wall in the backyard, there’s a greenbelt giving you even more space between you and your backyard neighbors.

Inside the home, the ceilings are soaring, the fixtures are modern, and the kitchen is spacious and open to the living area. The cabinets go all the way to the ceiling, and the countertops a delightful mix of black quartz with white quartz on the island. The sink is farmhouse. Get after it with that porcelain apron, y’all. There’s a breakfast nook, a butler’s pantry, and a private office at the front of the house with French Doors and glass insets. It’s kind of like you wrote out a dream list of features, posted it on your Vision Board, and look at that, you just manifested 11705 Little Elm Creek. Good on ya.

Now a little more on Canyon Falls because I can’t help myself. Ripped from their website — “A new home at Canyon Falls is your ticket to an amenity-rich, adventure-filled life. With a million ways to rediscover your inner smile.” Solid intro, right? Amenity-rich you say? Oh yeah. A state-of-the-art fitness center, zen-like waterfall pool, splash pad, hay barn, porch and pooch park, three catch-and-release ponds, four regular ponds, three miles of natural trails, and over 11 miles of paved trails.

Allie Beth Allman & Associates’ Cory Flowers has 11705 Little Elm Creek Road listed for $949,000. Head to the Open House tomorrow, from noon to 3 p.m. Sunday, Nov. 13.
